This third-floor unit is ideally suited for one or two subtenants. It is rear facing which means it's pin-drop quiet. It opens up to a wide foyer that leads to a living room large enough to include a home office or dining area. The kitchen features plenty of counter and storage space, stainless steel appliances, a farm sink and a five-burner stove with griddle. The bedroom is 160+ SF, large enough for a queen-size bed and a place to lay out your yoga mat. The bathroom has a walk-in shower and lots of storage too. Also, of note are a spacious bedroom closet, remote-controlled ceiling fans and thru-wall AC units hidden behind custom-crafted radiator covers.
The apartment is completely furnished and includes linens and towels and kitchen equipment. There is a queen-size sleep couch for occasional house guests.
1270 Fifth Avenue is home to a diverse community of young professionals and parents, retirees, artists, medical staff, and academics, and it is full-service, with 24-hour doorman coverage, a live-in super, a laundry room, free storage, and a bike room. Pets are welcome.
The building sits on Museum Mile and is just steps from The Museum of the City of New York, There is a lively restaurant scene a few blocks away on Lexington Avenue. It's a 5-minute walk to Mt Sinai Hospital and Icahn Medical School and 20 minutes to Columbia University, also readily accessible by crosstown busses. Additional transportation options include the #2 and #3 IRT subways lines; the #6 Lexington Avenue and the #1, 2, 3 and 4 bus routes. And there's a terrific abundant Farmer's Market that's just a few blocks away on Saturdays from March through November.
I have lived at 1270 in an apartment across the hall from Apartment 3J for 28 years. I am managing this sublet on behalf of my daughter and her husband who owned it for two years and then fled for the suburbs with their toddler. They sublet it last year and then put it on the market (listed in the Listing Project) but decided to pivot and wait out a year to see if the market conditions might improve. Of course, if a subtenant is interested in purchasing the apartment, this would be a great way to test-drive life at 1270 Fifth and in the City.
I am along-time financial writer presently working a memoir about my junior year of high school in a British co-ed boarding school. Everyone who stops by to check out the apartment will receive a free copy of my first memoir -- "The Bucknoll Cottage Chronicles."
The coop requires an application and credit check, and a brief Board interview (via Zoom). A one-year lease commitment is required as well, and renewable if mutually agreeable. Because the apartment is fully furnished, move-in fees will be waived.
Heat, hot water and cooking gas are included in the rent; subtenant pays for electricity and WiFi ($49/month for FIOS is available). There are through-wall AC units in the LR and BR though the ceiling fans are an efficient means of cooling the apartment.
Dogs and cats are allowed at owner's discretion.
