we have a full floor old factory/loft space in tribeca. your part would be a fully walled off 300 square foot space with a double width door.
I am a fashion designer and use about half of the space for sewing, storage, and printing. we have four other artists: a collage artist, two painters and a sculptor in three other spaces. we are open to most creative pursuits as long as you do not use open flame--there is fabric everywhere and fire and thread is not a good combo.
we were fully rented until a tenant decided to move to california three weeks after she signed her lease--so now we have on amazing space available. my sewers (currently two of them) work monday to thursday. I am in the space most days for a few hours. the painters come at night and the collage artist is in and out. the sculptor has just moved in. it would be fair to say, most days, I do not see another soul--but that depends on day and time.
we are on the third floor with weekdays only freight elevator which opens directly onto our floor. we have a slop sink, a kitchen which is in the process of getting fixed up, bathroom with washout booth. there is commercial ironing setup in the back, which is currently not being used, but is available. there is a communal dining table up front.
your space comes with OSB over studs set at 16 inches. you are welcome to paint it or drywall it or leave it as is. the floor is wood.
we have a really respectful group of artists and hope to find one more to fill things out. we're looking for a minimum of 6 months with a lease, but it could be longer, if you like. right now, utilities are included, but if you do something that uses a huge amount of power, you'd be asked to contribute. you will be required to carry insurance--we can recommend a company that is about 40 dollars a month.
the neighborhood is great--right next to the coolest alley in nyc, close to yummy chinatown food and right in the center of the quickly growing tribeca gallery scene--we even have a new gallery going in at ground level. building is open 24-7 but again, the elevator only works weekdays from 8:30 to 4:30.
come join us in an amazing space, one of the last in Manhattan where it feels like the 80's art scene. rent is 1300/month and to move in you'll need one month's rent and one month security.
