Welcome to 1270 Fifth Avenue!
Come check out Apartment 3J, a beautifully renovated one-bedroom, one-bath apartment with a windowed kitchen in a friendly Museum Mile 200-unit cooperative apartment building located smack across the street from the freshly upgraded Central Park Meer. The just-opened Davis Center boasts a brand-new swimming pool (in summer) and ice rink (in winter). Ever heard of the world-famous Conservatory Garden? Right across the street as well and also refreshed as part of the Central Park facelift project.
This third-floor unit is rear facing which means it's pin-drop quiet. It offers a wide foyer that leads to a living room large enough to include a home office or dining area. The kitchen features plenty of counter and storage space, stainless steel appliances, a farm sink and a five-burner stove. The bedroom is 160+ SF, large enough for a king-size bed and furniture -- or a place to do your yoga. The bathroom has a walk-in shower and lots of storage too. Also, of note are a spacious bedroom closet, remote-controlled ceiling fans and thru-wall AC units hidden behind custom-crafted radiator covers.
The building lobby and elevators were totally redone within the last two years, and the hallways are in the process of a facelift that should be completed soon, including new wall covering and painting of the unit doors, carpeting, lighting and hardware for each apartment.
The co-op is financially sound with a sturdy reserve fund and an active board of directors and is home to a diverse community of young professionals and parents, retirees, artists, medical professionals, and teachers and academics, and it is full-service, with 24-hour doorman coverage, a live-in super with full staff, a laundry room, free storage, a bike room and a garage (with a waitlist). Pets are welcome.
The building sits on Museum Mile and is just steps from The Museum of the City of New York. There is a lively restaurant scene three blocks away on Lexington Avenue. The building is convenient to Mt Sinai Hospital and Icahn Medical School and Columbia University, both within walking distance.
The entire area is poised to benefit from the opening of the Davis Center and the apartment is priced to sell. It should appreciate in time and would be ideal for anyone who is tired of paying rent with no return. Maintenance costs are very reasonable. Pied-a-Terres are allowed as well.
I am a 28-year resident of the building, moving in with my three kids, a cat, a turtle and a hamster in 1997. We lived in a three-bedroom apartment right across the hall from this one that's up for sale -- which is currently owned by my daughter and her husband who moved with their toddler to the suburbs a year ago. We sublet the apartment to wait out the mortgage rate crisis for a year and then put the apartment back on the market and hope to sell it quickly to an individual or couple who will enjoy the classy renovation and friendly building vibe. And of course enjoy the Park setting and appreciate the value the location adds to the building.
I am the mother of the apartment owners who live out of town!
Cats and dogs are allowed. There is a vibrant dog-owner group in the building and plenty of other neighborhood folks with pooches who get together in Central Park across the street.
