The one level 2BR/1BA house has an open lay out and is unusually relaxing, sunlit, and delightfully tucked away in feeling, with its graceful, mature evergreen beauties surrounding the perimeter of the property and its thoughtfully landscaped yard with its pleasing corner lot location. The yard feels like your own private park, and is fully loaded with a gazebo with seating for al fresco dining, a barbecue, a great fire pit with lots of seating, an herb garden, and chaise lounges to read and relax in. You can also work outside if you like, as the internet hits hard out there! Enjoy life in the slow lane while unwinding surrounded by beauty and grace. And once inside, it is clear that each decision about the house’s design and functionality has been carefully made with your relaxation and ease of use at top of mind. The 65-inch smart TV in the comfy living room with its huge sectional makes for a wonderful movie night set up, or crank up the turntable and eclectic vinyl collection.
The house’s “Vintage in the Forest” decor has a clean and stylish contemporary feeling, exuding warmth and homeyness, with touches of retro flair. Though a mid-century charmer from 1959, the house was thoughtfully renovated later on, with the addition of enormous arched picture windows to show off the mountain views, some high vaulted ceilings, and a contemporary kitchen. Shimmering natural light fills the house, adding to its airy, cheerful nature. You will love the sparkling original blonde oak hard wood floors running throughout the entire house, and the mountain views enjoyed from most windows. This is an extraordinarily comfortable and welcoming home.
The surrounding lovely neighborhood, affectionately known by us locals as the "Phoenicia Flats," is chock full of full time residents and second home owners, and a smattering of rentals, and is nice and level for walking, jogging, dog and stroller walking, with excellent mountain biking also close by in Woodland Valley, just over the bridge. The Esopus Creek is right across the road and delightfully heard from the house with access for swimming or fishing a two minute walk away. You can walk to the adorable village of Phoenicia with its fun restaurant, arts and recreation scenes in 20 minutes via scenic back roads, or drive there in less than two minutes. There is also Trailways bus service to NYC right in town, or you can get it in Kingston. The world famous Phoenicia Diner is a two minute drive away. Woodstock is 20 minutes away. You will have easy access to many other noteworthy destinations across the Catskills and Hudson Valley, including charming towns, world class hiking trails, swimming lakes, music venues and farm-to-table dining. In the quaint and funky village of Phoenicia you will find the nation's first cooperative wellness pharmacy, ice cream, groceries, gas, a cafe with excellent eats and coffee, a real locals bar, wood burning oven pizza, a thriving local playhouse that programs theater, films, and live music, a fantastic weekly farmers market, and a green library that lends out fishing rods and ukeleles, Clearly, we have no shortage here of quirky charm.
I would like to rent for the whole summer from 6/15-8/31. However, a shorter or longer stay may be possible. The rates are situational by season and length of stay. Please feel free to inquire about other months and seasons. For those looking ahead, the house is also ideal for skiers, as it is just 20 minutes to both Hunter and Belleayre, making for a superb winter seasonal rental. Fall and spring are also quite magical seasons here.

Ten week minimum stay for the price listed. It may be possible to book a shorter stay of 4 weeks minimum, please inquire. One month security deposit plus first month’s rent plus lease are required. Proof of income, landlord reference. Credit check for longer leases. Tenant to pay for utilities. Landlord to pay for trash and snow removal and lawn care. For anyone seeking a longer lease, this is open to discussion, as are other seasonal rental opportunities.
Dogs are carefully screened by owner (who generally enjoys hosting them as they are wonderful guests) and if approved, they are assessed a monthly fee of $135. There is a limit of one dog. Sorry, but no other pets are allowed. Please note that the yard is not fenced in.
