Charming 2-bed 2-bath apartment with separate entrance and private yard, just minutes from the village of Pawling, NY, attached to a historic mission house.
Just completely renovated with natural materials - slate floors, granite counters, wood ceilings and trim - this property has not been available since 1979.
You will enjoy access to 15 acres of private land with flower gardens, mature shade trees, an old barn, and a new fruit orchard, surrounded by thousands of acres of protected land. You can walk from the property to a gorgeous undeveloped 55-acre lake right where the government-maintaned access trail meets the Appalachian trail. There's a beaver lodge in the lily pond on the property, and lots of bunny rabbits.
Metro-North Railroad is 3.5. miles down the road; the train to Grand Central takes two hours. By car the property is 70 minutes from the GWB. Pawling has bakeries, fine dining, art galleries, a good pub with a top-notch burger, and two Mexican restaurants. Short drive to supermarkets etc.
The apartment itself is a single-story addition to the old house. It has four steps up to a small private porch. Just off the eat-in kitchen there is a front bedroom (or home office) with closet, bathroom number one, and a door to a midd room which could be a bedroom or living room. The middle room closet contains a stacked washer-dryer unit. Continuing through that room you get to a high-ceilinged primary bedroom (or living room) with built-in bookshelves and stained glass over the French doors out to the yard.
The main house was built in 1905 as a mission providing services to poor local people. It is owner-occupied. After the highway came through in the 1950's it was converted to a private residence - with the chapel turned into a living room. The addition containing this apartment was added around this time. Since renovations began we have used the place to host a few non-profit conferences, and enjoyed the fire pit and begun redoing the gardens. There is one small friendly dog on the property who particularly enjoys the curly fries at the local pub.
Delivered empty and ready to move in, but could be furnished if needed.
High-speed internet, heat, electricity, and lawn care included. Please let me know if you have any questions about the listing.
I'm a small-town boy from Vermont who moved to NYC in 1987. I'm amazed a guy like me got the chance to purchase and (very slowly) renovate this property to keep it standing for the next hundred years. I have a dog, an unapologetic commitment to Diversity, Equity, and Inclusion, a sporadic but deeply-felt art practice, and too many books. I like to work in the garden, sit around the fire, hike the trails, swim in the lake, etc. I'm grateful that I finally have room for guests, and have a range of friends of many different backgrounds and experience. I'm happy to get to know tenants but am a firm believer in privacy and autonomy - I'll be available but not intrusive.
