Showings begin in July. 3BR 2BTH duplex (2 full floors) plus private roof deck in sunny, semi-detached 2-unit rowhouse on beautiful, leafy Harlem block. Fantastic light, big sky. All four exposures. 1,600sf plus roof.
*Primary BR is 20x14: huge. All three bedrooms are very large, at least 14x14, with big closets and multiple windows.
*Exclusive, private roof area just for you, with pergola.
*Open concept kitchen, living/dining area, full bathroom, and one large bedroom make up one floor of the duplex (the entire third floor). Your top floor (entire fourth floor) has two large bedrooms, full bathroom with laundry, utility closet, and private staircase to roof. Top floor and rooftop have views of church spires, the Gothic splendor of City College across nearby St. Nicholas Park, and shady trees. Such an oasis for a fresh-air enthusiast.
*High capacity In-unit washer/dryer under two years old.
*Each bathroom has a comfortable stall shower.
*Under a five-minute walk to the subway (the gorgeous park setting in this listing photo is the subway entrance), and then just two stops to the heart of Manhattan, Columbus circle/59th St. Take the B/C from this beautiful 135th St at St. Nicholas Ave station for one minute to 125th, then the A train at 125th goes express to 59th Street in 12 minutes, or one more stop to 42nd St. Amazing speed. Or, stay on the B/C local for all stops along Central Park West and the Upper West Side, including Central Park, the Museum of Natural History at 81st Street, the NY Historical Society, shopping, etc. Or, walk over to Lenox Ave for the 2/3 at 135th Street.
*Tree lined historic West 136th Street off Frederick Douglass Blvd. aka 8th Ave in the Strivers Row neighborhood in desirable Central Harlem, considered the best part of Harlem. While our house is 21st century Manhattan, the block is filled with Queen Anne style 19th century brownstones, as nice as any architecture in Brooklyn's Park Slope neighborhood. Protected NYC historic district (Dorrance Brooks Square Historic District, NYC's newest). 21st century construction, yet still historic: the site/former home address (in 1926) of literary luminaries including Langston Hughes and Zora Neal Hurston.
*The ability to control your own thermostat to suit your budget and desired comfort level. (Note, utilities of heat, hot water and electricity are not included in $4,500 rent, and they may average approximately $3,600 over the course of a year, depending on your usage. Accounts are in Tenant's name.)
*Total combined minimum household income $176K. Serious inquiries only, please.

When writing, please let us know something about who the apartment would be for, as an introduction, and include total number of people, etc. Perfect for everyone who meets the financial requirements: a couple, a family, a pair or trio of roommate shares with guarantors, a single needing a home office and guest room or otherwise desiring space, etc.

A NOTE ON THE EXTERIOR PHOTOS: the photo showing a tree in front is current; the other photo of the front of the house, with no tree yet planted, is an older photo included here to show you the rooftop pergola. Another photo shows houses across the street, included here to show you beautiful 136th Street between Frederick Douglass Blvd. and Adam Clayton Powell Jr. Blvd. On July 1, we will have more photos, just write and ask.

A NOTE ON THE INTERIOR PHOTOS: the two photos of bedrooms with colored comforters show the spacious front bedrooms. The photo that includes exercise equipment is the even larger rear primary top-floor bedroom. Living room showing three exposures is from a prior tenant. Kitchen photo shows the brand new stone countertop and new gas range. These photos do not do the ample, 1600sf space justice; must see. In July.

Two full floors of beauty (floors 3 and 4) plus private outdoor space, in desirable upper duplex. Including the private roof and wide stair, you could even call it a triplex, so rare, and it's almost like a penthouse. An authentic NYC brownstone neighborhood feel, so unlike other Manhattan neighborhoods that are choked with traffic, tourists and towers. Thank you for your interest in beauty, space, light, outdoor space, privacy, history, and for expanding your horizons uptown to arguably the prettiest, most prime part of historic Brownstone Harlem. Available mid-July (possibly earlier if needed, definitely by August 1.) No fees. Write to schedule, and let us know your preferred July move date, or August 1. Showings will begin in July.
