Hello, fellow or future New Yorker! I'll be traveling from June through August this summer and am subletting my peaceful 1 BR apartment on historic Sullivan St. I'm somewhat flexible with the apartment sublet timeframe, if you need to stay longer.
The apartment has been an absolute dream to call home since I first moved to New York. Situated between East Village, West Village, and SoHo, this is THE place to be if this is your first time in the big apple. Then again, the street is much quieter than some of the nearby ones, making it the perfect oasis to return to after a long day (or night) out.
Some of the best features (imo):
- Second-floor walk-up apartment, stays relatively cool in the summer
- Five (!) windows for lots of fresh air and sunlight
- Large ceiling fans in all rooms for that extra breeze
- Warm hardwood floors all around
- Living room with two extra-large windows facing tree-lined one-way street
- Bedroom w/ nice full-size, medium-firm IKEA mattress facing quiet courtyard, so you can sleep away from the street noise
- Fully-equipped kitchen (not just a microwave)
- Fully furnished as seen in the pics. Towels, bedsheets, etc. provided
- Large white wall in living room + a projector make for the perfect home cinema at night
- Verizon Fios Wifi (ultra-fast and reliable fiber optics internet – I've not had an outage so far!)
- Smart adjustable light bulbs in living room and bedroom, so you can set your desired light tone
- Peaceful neighbors (plus nobody living below you, if you ever don't want to be peaceful)
- Optional: queen-sized air mattress and bedding can be provided, if you ever want to have friends over
Nearby:
- Washington Square Park just one block away
- The Hudson is a 10 min walk for endless cycling and jogging along the skyline
- MTA galore! Catch pretty much any subway line in a 5-10 min walk (A, C, E, B, D, F, M, 1, 2, 3, 6, L, Q, R, Z, ...)
- SoHo, West Village, East Village in walking distance
Please note:
- The apartment does not have an in-unit washer/dryer (pretty standard across NYC). There are multiple laundromats in walking distance

Rent:
- I'm following the NYC city guidance for subletting rent-stabilized apartments
- Base rent per lease (incl. water, heat) is $3000 per month
- Utilities (gas, electricity, internet) is usually about $200 per month (will be billed at cost)
- Furniture use (10% of lease per NYC city guidance) is $300 per month
=> Total: About $3500 per month, everything included
Requirements:
- First month's rent + USD 1000 security deposit
- Landlord needs to approve (bonus peace of mind for you, since you will be an approved subtenant)
- Need renter's insurance (upon move-in, should be about $20 per month for the time only, I used lemonade.com)
Pets Policy
I do not have pets myself, but I know the lease allows for it upon landlord approval. Please, let me know if you would like to bring a pet and I can ask the landlord.
