Quaint, quiet & perfect 1100 sq ft. two bedroom back house available from September 15 to November or December 15 (flexible with the dates with the right person).

This space features all of the internal and external amenities that you might love about living solo in Los Angeles! Very close walking distance to both Figueroa St. and York Blvd. which has many accessible grocery stores, cafes, coffee shops, bars, small businesses, and great restaurants.

Amenities include: standing desk and monitor, washer & dryer, bath tub, oven, stove + microwave, projector and living room speakers, private back and side yard with outdoor patio, chairs and misters. Back house also comes furnished - includes access to kitchenware, refrigerator, bedroom, living room, central gas heater, and air conditioning in office and bedroom. This space has hardwood floors.

This back house consists of: a living room, an office, 1 bathroom, small dining room, 1 bedroom, and a side door that leads to the side patio and backyard.

I aim to try to treat all people who enter my home as guests. I can make sure to leave room in the closet and drawers and out of the way for your arrival, as well as hangers. You can use any towels that are stored in the bathroom, please be sure to clean anything used before departing.

Space will be cleaned by a professional cleaner before your arrival, as well as the bedroom's linen sheets. Please feel free to bring your own bed sheets if you feel more comfortable with that. I have a queen bed.

There is a library across the street, so plenty of street parking around. There is no garage or reserved parking space. Less than 0.5 miles to the Gold Line train that links Downtown/LA Union Station to San Gabriel Valley.

Please be aware that there are multiple stairways to walk up to the location (from the street, through property, and to get into unit) -- the property is not wheelchair accessible. Another nice tenant lives in the front house and the landlord lives in the middle unit on the property, both very respectful. They love to feed the neighborhood cats.

Ideal if potential tenants are: quiet, well-mannered, clean, responsible, communicative if they have any questions or concerns & a team player about sharing space. I have a sweet 1 year old cat but he will not be there during your stay. Would be great if any potential tenants are comfortable watering the indoor plants once every two weeks.

I am a producer that works a lot, but I also work from home most of the time.

I am a tenant of the back house and both my landlord and another tenant live in the front and middle house, although our units are completely separate.

I will be available to show the space in person or on Facetime/Zoom as needed. Either my landlord or I will be available to chat about any potential issues.

Would love to jump on a Zoom or Facetime with potential tenants beforehand to make sure this is a good fit for both of us. These photos of the space are from a year ago so the configuration of the living room and office has changed but is otherwise the same.

My neighbors are very community oriented and friendly so must be open to them saying hello if they walk by although they are respectful of the space and won't bother you.

Tenant must review and sign temporary lease agreement. 50% deposit required upfront. No large gatherings please.
