Comes peace and quiet on one of the cutest streets in LA.
Let's start on the porch: rocking chair, a small garden with bougainvilleas spilling over plants and a flowering tree.
Inside, a high-ceiling living room drenched in sunlight. Just off it, a guest bedroom or TV room with a queen bed that can double as a relaxed futon setup.
The kitchen is huge. Fully equipped with everything from an air fryer to an Instant Pot, plus a six-seat farmhouse dining table with wooden benches and tiled surface. Washer and dryer, present. (No dishwasher, though.)
The main bedroom is chill and cozy with a queen bed, mirrored closets, and a dedicated meditation nook, if that’s your thing.
Out back, the patio shifts with the day: perfect for sunbathing when it’s warm, or a night by the fire pit when the air cools down. And tucked away, a detached studio office with its own AC, ideal for getting things done.
I ran out of pictures to show, but there's a covered garage with an entrance through the back alley.
And then the star of this listing. The street.
You’re a 30-second walk from Aroma Café, Vitello’s, Ubatuba Açaí, Kreation, a local market, boutiques, and even a tiny theater.
This is what Google says about my block:
"Tujunga Village is a charming, pedestrian-friendly, one-block commercial area on Tujunga Avenue in Studio City, California, specifically between Moorpark Street and Woodbridge Street. It offers a small-town vibe with locally owned cafes, boutiques, and a high-end, relaxed atmosphere compared to nearby bustling avenues."
The house in the heart of it!
I'm a Brazilian screenwriter living in the US for the past 10 years, the last two in LA.
After recently becoming an American citizen, I decided to take a step back and spend some time back home in Rio with family and lifelong friends, which is why I’m opening up my place.
I'd love to sublet the house to someone who loves to take care of it as I do. I also want you to feel like it's your home. I created an amazing community with neighbors and local business owners, some of them dear friends now.
I’m a tenant with a great relationship with both the landlord and property manager, and I’ve been trusted to handle the sublet directly, so I’ll be your main point of contact.
I’m very easygoing and open to suggestions on how to make things work as smoothly as possible. Kindness all the way :)
If this feels like a good fit, I’d love to set up a FaceTime to show you the house and get to know each other a bit. It’s important to me that it feels right on both sides.
Internet is included.
Utilities: every two months, LADWP bills water, sewage, trash, and electricity. To me, that means $250 to $400 bi-monthly, depending on AC usage.
Gas is billed separately and tends to range from $15 per month in the summer to about $75 per month during colder months.
Ideally looking for a 6-month sublet. But could do a three-month stay, with flexibility to continue month-to-month after that.
There is a possibility to extend after November, but January would be the last end date.
Pet rent is covered if you have one :)
