A spring flows through the rock Peggy is built against, running through the cellar into a French drain. It keeps the house cool even in the peak of summer.

The House:

Peggy is a true family home: stocked, furnished, and ready to be lived in. Filled with well-loved quirky antiques and personal touches, the house has heart, history, and great energy.

Bedrooms (All Upstairs):

Primary Bedroom (King Bed): Bright and airy with windows on two sides, views of the Batavia Kill, and soothing creek sounds that make sleep machines obsolete. Closet, bookshelves, and dressers included.

Queen Bedroom: Sunny with views of the rock and surrounding trees. Includes a large closet and dresser.

Gothic Girl Room (Full Bed): The darkest and coziest room in the house, shaded by a tree with a window facing the spring. Painted a rich aubergine. Perfect for quiet naps and introspection.

Original glass windows – beautiful, but not safety glass (will break in large shards if shattered).

No window bars or grates on second-floor windows.

Smoke, CO2, and explosive gas detectors are installed throughout.

Electrical panel has been upgraded but does not support high-draw appliances (e.g.portable A/C units).

Need to Know:

This is a place to unplug: no cell service at the house (WiFi calling and internet work great).

I'm renting out my beloved farmhouse, Peggy, for at least a year while I settle into a new chapter of life. I'm recently single, in my mid-40s, and balancing a demanding new job. As much as I love this house (and I really, really do), stepping back from caring for her full-time is something I need to do to take care of myself right now.

So I’m opening Peggy’s doors to kind, grounded people who will love and respect her as much as I do. Whether you’re a couple, a small family, a quiet crew of friends, or someone needing a reset...Peggy is a healing place.

Ours love Peggy, they jump window to window. We leave a window open from parlor to sun room so they can access the litterbox. Pretty great system.
