I'm looking at Queens. Specifically Astoria, Forest Hills, Kew Gardens, or any neighborhoods close to these. I might also consider neighborhoods bordering west of Great Neck.

My range is 1200-1500/month or less, for the right place I would consider paying more.

I have consistent income and can provide references from all previous landlords.

I'm keep things relatively tidy in my area, the common areas I'll always pitch in where needed.
