This 4+ bedroom, 2.5 bathroom brownstone triplex is a showstopper from the moment you come in the door. Featuring home offices, incredible storage and closet spaces with automatic lighting, a full laundry room with a built-in hanging rack, a sunny deck and backyard, and a full cellar for more storage. This home was a full gut renovation that we completed in 2024, with top-of-the-line finishes across the property, commitment quality, aesthetics, comfort and functionality. It’s also on one of the most special blocks in Clinton Hill, which is the most magical neighborhood.
The high-end finishes extend beyond aesthetics. Up the parlor steps, the classic Brownstone Italianate style double door welcomes you home. There is a large and spacious entryway and a proper coat closet.
The Parlor Level has 11 foot ceilings with lantern chandeliers, oversized windows, and space for multiple seating and entertaining areas. The dining room can easily accommodate a table that seats 6 or more. The kitchen – designed by a Michelin Starred Chef (me) – is a pleasure to cook in, to entertain in, or just to sit and stare out the windows. There is custom millwork with extensive pantries, it’s covered in marble, and top-of-the-line appliances that are beautiful and functional. There is a 36" AGA Mercury Range that’s lightning fast and incredibly easy to clean with a fully vented hood. A Miele refrigerator is surrounded by more storage cabinets, and the marble top island has multiple drawers, cabinets and a seating counter. The deep sink has a magnetic goose neck faucet with views of the idyllic backyard, with a Bosch Dishwasher to the left.
From the kitchen, step out onto the deck which has stairs to the backyard, which gets wonderful morning light, and great shade from mid afternoon in the summer. It’s great to sit on.
A power room is cleverly tucked behind the kitchen, hidden by a pocket door at the top of the stairs to the garden level entrance and cellar stairs.
For added convenience, strollers and bikes can come in through the garden level entrance and be stored at the stairs that lead up to the kitchen or continue down to the cellar.
Up the curved stairs to the second floor are 2+ bedrooms, a full bathroom, and laundry room. Overlooking the peaceful backyard, two bedrooms of various sizes get fantastic morning light. The bathroom has terrazzo tile floors, a deep soaking tub/shower combo, full length mirror, towel hooks and a linen closet. The large laundry room with side-by-side full size Washer & Dryer, extensive counter space, built in hanging rack, extensive storage and a sink allow you to keep the process of washing/drying/and folding hidden. At the front of the home is a versatile Great Room or 3rd bedroom with an 8ft wide solid wood pocket door and 3 windows with treetop views of landmarked St James Place.
Perched on the top floor is the Primary Suite. At the top of the stairs, an open concept home office awaits. The en-suite bathroom has Zellige tile which is with gorgeous scones and brass faucet sets. A wall of mirrors over the double sinks with custom marble vanity top reflect the natural light that is brought in through the multiple windows that have views for days. Here, you will enjoy the sunrise in the morning over the Brownstones of Clinton Hill, starting each day with positivity and light. A walk-in shower with glass door, a free-standing deep soaking tub, and a WC with a privacy pocket door complete this spa-like bathroom. It’s very special.
Walk through the huge skylit walk-in closet/nursery/or home office to the primary bedroom. Stylish wall sconces have dedicated switches, allowing for more room on your nightstands. You will feel like you are in a treehouse, with South West sunset views from the comfort of your bedroom
On the cellar level, enjoy a full floor of storage to keep things out of sight and out of mind.
91 St James, which is between Greene Ave and Grand Ave, is just a magical block. Clinton Hill is famous for its Brownstone facades protected by the NYC Landmarks Commission, and this is one of the most special. Pratt campus is a down the block. Place de Fête, Leon & Sons, Emily Pizza, Stone Fruit, Aita, Otway and Otway Bakery, Locanda Vini & Olii, and Choice Cafe are just a few of the nearby restaurants, wine shops, and grocery stores that make this the most special neighborhood in Brooklyn.
91 St James is 2 blocks from the G, 3 blocks from the C, and minutes from Manhattan. But really? You don't need to go into Manhattan..
If you're interested in renting the full townhouse, which would include the 1.5 bedroom apartment on the garden level, please ask. It's also available.
I'm a chef, restauranteur, father of two boys, and husband to an acupuncturist. I lived in NY for 20 years, 12 of those in Clinton Hill, where I ran a restaurant called The Finch in a space that is now Place de Fête, around the corner from 91 St James. We moved to Connecticut where I grew up during the pandemic to be closer to my family.
91 St James is a very special place to me. We bought it in 2018 and did a full gut renovation, working with terrific architects and builders, that we finally completed in 2024.
Must be nice people.
Not excited about pets, but we may be able to work something out.
