Seeking a lease transfer for our cozy 3rd-floor apartment in Montreal's Plateau neighborhood!

My husband and I are moving and looking to transfer our lease (beginning January 1, 2026 - lease renews July 1, 2026 - can be extended or not!).

The rent is $1650 CAD (which is $1200 USD at current exchange rate). WiFi is already installed ($30 CAD per month). Hot water is included; electricity is about $25 CAD per month depending on usage.

The apartment is right across the street from beautiful Parc Baldwin (corner of Marie-Anne and Fullum) and steps away from Mont-Royal shopping, cafes, and stores. Just 5 minutes to a big grocery store.

It's close to bus lines (3-8 min walk to the 24, 97 and 29 buses) and metro (roughly 20 minute walk/10 minute bike to the orange line at Mont Royal and green line at Frontenac.

The owner of the building is responsive and lives right across the street. It's furnished with all the essentials (including a new washer and dryer). Lovely hardwood floors and wood detailing throughout. Two big closets inside as well as an outdoor storage area (with door) on the back porch.

There are big windows with lots of light, and two balconies (one in the front off the living room, one in the back off the kitchen/dining room). It's a true one-bedroom with a separate living room. The bedroom is in the centre of the apartment so it's very quiet. It's in a 4-unit apartment home with historic details throughout.
