Utilities: Tenant shall be responsible for payment of all utilities, including but not limited to water, gas, electricity, trash collection, and internet/cable services (if desired), unless otherwise agreed upon in writing. Utility accounts must be transferred to the tenant's name upon move-in. Move-In Costs: Upon lease signing, tenant shall pay the first month's rent and a security deposit in the amount permitted by California law (typically up to one month's rent for an unfurnished unit). Prepayment of last month's rent may also be required if included in the lease agreement. Smoking Policy: This is a strictly non-smoking property. Smoking of any kind including tobacco, cannabis, or vaping is prohibited inside the home and on the premises. Violation of this policy will be considered a material breach of the lease agreement and may result in penalties or termination of tenancy. Lease Agreement: All terms, including maintenance responsibilities, pet policy (if applicable), quiet hours, and guest policy, will be outlined in a written lease agreement in compliance with California landlord-tenant laws. Tenant acknowledges understanding and agreement to these terms upon signing. Renter's Insurance: Tenant is strongly encouraged (or required, if you prefer) to carry renter's insurance with liability coverage. Proof of insurance may be requested prior to move-in. Condition of Premises: A move-in inspection checklist will be completed at the start of the tenancy.
