+ Vehicle Requirement: AWD/4WD required year-round (especially winter)
+ Casita is available to rent alongside main house, otherwise it will be used by owners and friends of owners
+ Parking: Ample on property
+ Maximum Occupancy: 4 in main house, 1–2 in casita
+ Smoking: No smoking indoors
+ Subletting: Not permitted
+ Maintenance: Tenant responsible for general care; owner handles routine maintenance and snow removal of road

About This Lister
We are a couple of over 20 years - living between NY and NM - aiming to balance the joys and thrills of our two vastly different homes - now adventuring with our toddler!
Our home on the mountain has been life changing and so we hope to share it with souls in need of a true respite.
If you're dreaming of daily hikes, posole and sitting under the stars in the natural hot springs along the Rio Grande - this is the place to be.

Pets Policy
We welcome well-behaved dogs on a case-by-case basis, with prior approval and an additional refundable pet deposit.
Guidelines:
• Dogs only – no cats, due to allergies
• Limit: Up to 2 dogs
• Size: Each dog must be under 75 lbs
• Deposit: $150 per dog (refundable if no damage)
• Cleanliness: Tenants must clean up after their dogs, inside and out
• Furniture: Dogs are not allowed on beds or furniture unless covered with tenant-provided blankets
• Noise: Dogs must not be disruptive to neighbors or local wildlife
• Supervision: Dogs should not be left unattended for long periods, especially outdoors
• Flea/Tick Prevention: Required and up to date
• Damage: Any damage caused by dogs will be deducted from the deposit or billed separately
Our home is surrounded by wilderness, so please keep dogs leashed or in sight and be mindful of wildlife activity.
