AVAILABLE STARTING OCT 1:
- 1 bedroom sublet with shared living space in Astoria Queens :)
$2000/MONTH RENT
- ALSO REQUIRED AT SIGNING: ADDITIONAL ONE MONTH’S RENT ($2,000). This serves as a security deposit.
- Included in rent: water
- Not included in rent: Spectrum Wifi & ConEdison bill. [[split unit electric heating and cooling systems in each room (3 total) that we control the temp for year round via remote. it’s not building controlled heat just FYI]]. these are the two monthly utility fees split evenly among us 2
- Rent and Utilities payable via Zelle each month
- Roommate would live in the unit with me as the only other tenant (im a 30 y/o single female w/ no pets)

LOOKING FOR:
- chill roommate who is respectful, kind, quiet , responsible and keeps the place nice.
- i’m not a party animal and don’t really drink but i do smoke weed sometimes in my room at night ; i also burn sage and palo sometimes
- someone good with keeping tidy and clean shared space , especially with dishes and food and bathroom. plz respect my furniture xoxo
- i’m ok with clutter from time to time :) no one’s perfect
- would love to hear your astro sign and myers brigg type / any personality type info is appreciated so i can tell if we’d be a good fit 🥰

ABOUT ME:
i’m a 30 year old female been living in NYC for 8 years post grad. i work in film biz as a freelance production manager, and am a creative at heart. love arts and crafts and all things spiritual. going back for my masters currently for spiritual psychology :) ima tarot card reader and astrologist in training.. i love DIY and am always changing up the apartment or working on new projects. learning how to rollerblade. i low key love organized chaos . i am professional, kind & respectful :) have my shit together, i keep the shared spaces tidy. i love to laugh and chat / hang low key. ABOUT THE APARTMENT:
- it is a recently renovated 2 BEDROOM unit (renovated right before i moved in, 2 years ago)
- the building is an older duplex style / multi family house .
- NO structural problems to date
- i’ve rented multiple units from this landlord over the past 8 years, and he is fantastic. there is a great property manager that helps out with the building . he handles the trash multiple times a week, handyman type work, maintenance and repairs. very helpful and good people.
- 3RD FLOOR WALKUP: we are situated on the 3rd floor of the building (walk up, with nice hardwood floors & stairs. stairway and foyer kept clean).

- ABOVE US: there is NO ONE that lives above us. :)
- TENANTS BELOW US: there is a nice younger family in their 30s with a 1 year old . They occupy the first 2 floors. they are quiet and keep to themselves :) the baby has gotten much quieter with time lol . i don’t have a problem working from home or sleeping , i have never had to complain and they have never bothered us.

ABOUT THE SHARED LIVING SPACE:
- open design kitchen / living area w/ plenty of natural light throughout the day. great for plants! (i’m a plant mom)
- LIVING ROOM : furnished. i have a TV i could put up but don’t really watch it so it’s on the floor lol
- WORK SPACE: I currently have my desk out here too as i WFH 90% of the time. i’m a freelancer tho so it’s not quite everyday that i’m occupying this space , it really depends on the project . sometimes i work from my room too or at a coffee shop. happy to share and work considerately around roommate’s schedule. i am also a part time student so i spend some time during the week on campus.
- electric wall unit heating and cooling unit (new, in past 2 years). has a remote to adjust the temp and fan.
- KITCHEN (newly renovated 2 yrs ago w new appliances) plenty of storage & counter space including an island.
- i don’t really cook that much
- NO dishwasher.
-1 full bath (w/ tub) .
- laundry room with washer and dryer (newer units) . also storage space in here for random shit
- 1 coat closet and 1 storage closet in hallway
- shoe storage space outside unit door :)

ABOUT THE BEDROOM
- the bedroom has a private lockable door with its own entrance to the hallway.
- my room sits adjacent and we share a wall. the walls aren’t paper thin but sound does travel. if you plan to make noise may want to consider some sound proofing (i’m pretty quiet around the apartment in general but sometimes like to play music on the weekends)
- you’d have your own closet
- the room has two windows that lets in beautiful morning light.
- my current roommate fits a full size bed (although a queen would probably fit too), along with a WFH desk and a small dresser in the space.

NEIGHBORHOOD:
-on 37th Street in Astoria Queens btwn Broadway / 31st Ave.
- VERY quiet residential and tree lined neighborhood. it’s very old school Astoria. lots of families and older people but also good mix of young people in the newer bldgs
- 5-7 min walk to Train (STEINWAY stop on R/M line).
- stone’s throw away from great coffee shops, bars, restaurants, clothing stores, CVS, supermarket down the block… i never really have to go into Manhattan for any purchases which is nice . still lot of mom&pop style shops where you can get to know the owners:)
- Steinway two blocks away, huge shopping area
- 31st ave : we sit around the corner of- this is my favorite place to hang&walk around. very nice residential area w local shops, great food and cute coffee shops. large bike lanes. they also do open air markets and community gathering events on the weekends !

APPROX COMMUTE TIMES:
- 10 min ride from Manhattan (lex/59th)
- 25 min ride to turtle bay/ UES
- 30 min train to midtown / herald sq
- 40 min ride to Soho/UWS
- if i’m going to Penn Station (NJ Transit / Amtrak ) i give myself an hour to make my train

hit me up if interested - tell me about yourself and what you’re looking for! if it works out i’d certainly consider extending lease period for longer than year but can cross that bridge once we get there . if less then a year is desired let me know- i’m flexible.
