All applicants 18 and older must complete an application and authorize credit, income, rental history, and background screening. Household gross monthly income must be at least three (3) times the monthly rent, documented with recent pay stubs, bank statements, tax forms, or other verifiable income records. We generally look for a minimum credit score of 700, no recent evictions, and a positive rental history. Screening criteria are applied consistently to all applicants in compliance with federal, state, and local fair housing and source‑of‑income laws. First month and security deposit due with lease signing. Lease terms can be flexible.
