This 400 square ft studio is an addition on the rear of the house, facing the backyard and is the quietest room as it is furthest away from the street. The space has 12 ft cathedral ceilings, a full en suite bathroom, and walk-in closet, and a separate entrance which opens to a large bluestone patio and the fenced-in, tree-lined backyard. There is off street parking, and use of a communal gourmet kitchen and laundry just steps away from the space. The room has radiant heat so it stays super cozy and warm in the winter, and the stone tiled floor keeps it cool in the heat of the summer. The house is walking distance to everything in Uptown Kingston (shops, farmers market, restaurants), and a five minute drive to the nearest grocery store. Easy access to the NYS Thruway, the house is minutes from exit 19.
This versatile space could used for full time or part time living - could be a lovely weekend retreat from city life. Also could be used as an artist studio space, music studio, or private office (no retail, no clients please).
Single woman/person preferred, must be good with dogs (I have a very sweet four year old dog). Dog friendly situation (fenced in yard) but dependent on temperament. I've had several inquiries from people with cats and as much as I love them, I don't think a cat will work in this scenario.
Hoping for a year lease but open to shorter term.

A little about me! I'm a self-employed person with a tiny audio production company that I mostly run out of an office in Uptown Kingston - though occasionally I work from home. I work a lot, and also spend a lot of time with my dog who usually comes with me wherever I go. It's a good life here with a pretty steady daily routine of walks with the dog, work, cooking healthy food, and fitting in time with friends whenever possible. I love to keep the house and property tidy and clean, and definitely like to have the vibe of a quiet sanctuary for everyone to enjoy. Not a vegetarian, but I don't eat red meat and prefer to share a kitchen with someone who is similar.
Completed rental application required (furnished upon request), and if accepted, one month's security and first month's rent. Three references required, and strongly prefer an in-person interview and showing.
Renter must be comfortable with dogs, as I have a large, very friendly four year old male dog. My dog keeps to the main house, but may occasionally be out in the yard. If you are renting with a dog, they will be a part of the screening process, and may require an additional deposit at owner's discretion.
Good neighbor policies around having an additional dog on premises are:
Pick up after your dog promptly. Do not leave dog unattended for more hours than they can handle. Incessant barking not tolerated. In any common areas, sharing in keeping dog hair swept up and food bowls clean. Basically, be a responsible, attentive dog parent.
My dream scenario is a person with a dog that loves my dog. He loves to play, and I love to have an open door policy with other dogs in the house.
