Massive, sunny bedroom available for rent in my 2BR apartment share in Brooklyn

It's a beautiful 2BR apartment in what I can honestly say is the most beautiful home in North Brooklyn. At about 1,280 square feet over two floors (plus rooftop) this is probably the largest apartment you'll have ever seen: friends come over and they say "your apartment is so big! It feels like a home." You really should come and see it in person. You would live with me, so just two people sharing a 2BR.

• Starting October 1st, 2024 (other arrangements possible).
• The apartment has hardwood floors, lots of light (there are 11 windows in the apartment!)
• Enormous space: 1280 square feet indoors!

• Rooftop deck: 640 square foot deck rooftop with stunning views of Manhattan skyline
• Recently Constructed Luxury 2BR with good architectural design and solid build, not corporate ticky tack

Rooms:
• 5 main rooms: (1) large living room, (2) large dining room, with table, seating area, plenty of common space, kitchen and counter with bar stools, (3) Master bedroom, this would be your bedroom, (4) Home office with skylight, and (5) Second bedroom, this is my bedroom. Plus 1.5 Bathrooms- Marble and tile with art deco sinks.
• Your bedroom is large with enough space for a desk, dresser, Queen bed and two bedside nightstands (or King bed if you prefer). The bedroom has 3 windows and northern exposure on a quiet street.
• KITCHEN- Stainless steel appliances with large gas range grill, dishwasher, open layout, and marble counter tops, perfectly placed island, and tile back-splash.
• The Living Space- Large and Beautiful with no detail overlooked, featuring wide plank oak flooring, over-sized windows with built in solar sunshades, and recessed lighting.
• AMENITIES- In unit washer dryer (yay!), dishwasher (yay!), central air conditioning (yay!) and heat, digital intercom, solar window shades, and 2 floors of living space.
• Train Access- L or J/Z.

About the Bedroom and the Apartment
The bedroom for rent has three windows facing a tree lined street and ample closet spaces in the room and in the home office, plus closet space downstairs in the coat closet. You will have two full size closets to yourself. It's spacious at 158 square feet, or 10' 11" x 14’ 5” (!), and big enough for a queen size bed, dressers, desk, nightstands on both sides of the bed, with room leftover for whatever you like to do. Heat & hot water are included, which is great. See the attached pictures. We would split the cost of utilities (gas, electricity, internet). The building is quiet.

About the Area
The apartment is located at 740 Evergreen Ave, Apt 2, Brooklyn, NY 11207. This is just two blocks from the L train at Wilson Ave, 2 blocks from the J/Z train at Chauncey, and a 15 minute walk to the A train at Rockaway Ave. The subway is surprisingly speedy: only 20 minutes to Union Square and 21 minutes to Canal Street. The L train has been frequent and quick since its renovation. The apartment is also two blocks from the J/Z trains at so a good option for getting around. Citibike stand is one block away. The neighborhood is Bushwick. It's an amazing location, with supermarkets nearby, a quickly growing restaurant and bar scene, and a haven for queer and LGBTQIA+ folx. See attached map with

Local Bars, Restaurants:
Purgatory, Father Knows Best, Purgatory, Money Cat Vietnamese, Crust Brooklyn Pizzeria, Plantega (vegan deli), Witching Hour (bar), General Irving Coffee House, The Evergreen, Tiny Cupboard Comedy Club, The Steel Mill, Maya Fusion Café, Salud Bar & Grill, Bread & Butter, Pán (Northern Italian) and other groovy places are within blocks.

LGBTQ+ Nightlife
The Wilson Stop has become the 2nd gayborhood of north Brooklyn, with a handful of queer venues nearby: All Night Skate, Father Knows Best, Nowadays, The Deep End are within easy walking distance. Knockdown Center, Dromedary, Happyfun Hideaway and 3 Dollar Bill are nearby in Bushwick.

You would need to pay first month's rent ($2200) and deposit ($2200) to secure the apartment. We’re splitting the cost of the rent evenly, 50/50, and I think it’s worth every penny. I'm looking for a renter for the long-term, so please be interested in staying for about a year or so (no short termers please). There's not TV in the common room, (bedroom TV is cool), although movie showings on a projector are welcome.
