This private 500 sq ft studio is located on the top floor of a historic elevator building in the heart of Tribeca, surrounded by a vibrant community of artists and small creative businesses. The space has two large windows with blackout curtains, ideal for photo or video work, food styling, or other clean, non-toxic practices. There are large walls for hanging artwork or setting up photo paper backdrops.

The studio includes a mini kitchen area with a sink and running water, and offers a quiet, comfortable environment best suited for 1–3 people. The building is generally quiet, with other private studios throughout, and includes regular cleaning of common areas and two shared bathrooms down the hall.

The space is currently furnished, but I plan to clear it out before your move-in date—though if you're interested in keeping any of the furniture, I'm happy to discuss a sale.

The elevator is reliable, but please note there is a short flight of stairs at the entrance, so the building is not fully wheelchair accessible. Electricity, and Wi-Fi are available. Just five minutes from Canal Street station with access to the NQRW, 6, ACE, and 1 trains. The neighborhood is filled with galleries, food options, and art supply stores (including Canal Plastics, Blick, and nearby hardware stores).

Available for sublet June through August, with an option to take over the lease at the end of August. Bonus: I’m just moving across the hall, so I’ll be nearby if you need anything!

About This Lister

I’m a photographer (he/him) who primarily works with food, both in-studio and on location. I also teach creative tech classes online, so I can vouch for the Wi-Fi—it’s strong and reliable for streaming video and audio. I have a good relationship with the landlord and neighbors—this building has a really supportive, creative community.

I’m subletting because I’m moving across the hall to share a studio with a friend whose studiomate is retiring. I’ll still be around and happy to help if you ever need anything. I’m looking to sublet to someone who’s kind, communicative, and using the space for creative or small business work—artists, designers, food stylists, and photographers would feel right at home here!

Rental requirements

For creative/commercial use only — no live/work or residential use permitted.

Available June through August — full sublet period required, with the option to take over the lease starting in September.

Upfront costs: First month’s rent + one month’s security deposit.

References preferred, but not required.

Sublet agreement required — I’ll provide a simple, clear document for both of our peace of mind.

Showings: Monday, Wednesday, or Thursday afternoons preferred, but I’m happy to coordinate evenings or weekends if needed. There's also an upcoming open studio tour of the building — you're welcome to stop by!
