Our cozy and spacious brick house is located off 214 just a few minutes drive from Main St., Phoenicia. We're on a quiet side street and 3/4 of an acre with a pond. We are a short walk down the road to the creek. Main St has a great library, cafe, and a few shops, and great restaurants and bars are 10 - 15 minutes away. It's a 25 minute drive to Woodstock.

Most of the main living spaces are on the second floor of the house, the first floor being the 'basement' with a half bathroom and laundry room with washer and dryer. There is also a garage with room for a single car, including an automatic garage door.

The second floor has two bedrooms, with queen beds and closets, and a full bathroom (shower and tub). Each bedroom also has a shelf and a few drawers. There is a spacious living/dining room with a mounted TV and woodstove. The kitchen is fully stocked and has a door to the large deck overlooking the backyard and pond. The deck has a barbecue, a big table for outdoor dining, and plenty of room for putting out a yoga mat or extra seat for reading.

The third floor is our finished attic, set up as an office with two desks so you can look over a mountain view with great bird watching while you work. The large open space also has a third queen bed if you wish to use the office as an extra bedroom or when you have guests. There's lots of room for yoga on the big carpet. The slanted ceiling (because it's an attic) means you need to watch your head!

The rooms all have new split heating/cooling systems, including in the attic. We have strong wifi in the house and it is important to note that Phoenicia does not have cell service. We have a backup generator that automatically turns on if the power goes out. All utilities are included in the rent, including any firewood. The house is on well water and septic, so tenants will need to be cognizant of both!

We have the property treated for mosquitoes, but they are definitely still around. The area also is known for ticks.
We can sublet to you if you have children and/or dogs. Unfortunately we cannot accommodate cats in the house.

We are letting the house fully furnished. The tenant will have sole access to the entire house, but part of the basement will be closed off to store our tools and a few other belongings.

We expect tenants to mow the lawn along the road (in spring and summer only) and around the pond side of the house while they are in the property, and we have an electric mower you can use for it. If you wish to pay someone to do it, we can connect you with someone local to do instead.

If it is snowing, you will need to clear the driveway and short path for use — we have tools to do that manually or you can use our electric snowblower.

We will also ask you to keep us updated on any issues you come across with the house or appliances so that we can ensure they are addressed as quickly as possible. We prefer over communication!

About This Lister

We (Dana-she/her and Jennifer-she/her) are a couple in our 30s and this is our primary residence. We work in the climate campaign and public health space and enjoy hiking in the Catskills year round (with snow shoes if needed!), spending time in the creek near our house or paddle-boarding at North South Lake in summer, skiing and snowboarding in the winter, and partaking of the area's incredible bars, breweries, and restaurants. We've lived up here for 3 years, and have spent many more years visiting the area. Brickhouse is a dream spot, and we hope you enjoy it too!

Rental requirements

To rent the house, please reply to this posting, include a bit about yourself, and include relevant references (e.g., most recent landlord).

We will require a lease of at least 30 days to rent the house (requirement of town regulations), though we can be somewhat flexible on start and end dates. We require the first month's rent to be paid upfront along with a $1500 security deposit upon signing the contract, which we will return following the end of the lease barring any issues. We require the remainder of the rent, if any, to be paid on January 1.
