Summer sublet available July 22 - August 25 (dates somewhat flexible): A wonderfully bright 2.5-bedroom, 2600sf duplex apartment in a detached Second Empire house, surrounded by an urban homestead.

The apartment is flooded with light on three sides, because we're lucky enough to be on a double-wide lot, and where there would normally be another building, there’s a giant yard. So we have a front yard with chickens, a side yard (the extra lot) with a massive garden and a driveway, and a back yard with a bluestone patio and sitting area.

It’s quite a special apartment. Windows run the entire length, all south-facing, all looking out onto the lovely garden. It's flooded with light, and has central AC. The layout is gracious and livable: There’s a massive eat-in kitchen flooded with light, with all modern appliances. There are two bedrooms--one 390sf with a king sized bed and the other 200sf with a queen. And there's a Rec Room that could easily serve as a third bedroom--we have a twin mattress tucked under the queen bed. In the parlor, there’s a couch, a desk, a ping pong table, and a Steinway grand piano. The bathrooms are lovely; the washer/dryer is efficient; and there are two mudrooms, both large enough for indoor bike storage (though we have covered outdoor bike storage as well).

But the best part is all the outdoor space: Four friendly, quiet chickens live (and lay delicious eggs) in the front yard, which is overlooked by a front porch with a swing. The back yard has a grass lawn, a thriving vegetable and flower garden, berry bushes, apple and fig trees, climbing roses, and creature comforts like a bluestone patio, picnic tables, gas grill, Big Green Egg, chaise lounges, and smokeless fire pit. In the side yard there's secure covered bike parking and a driveway with a plug for an electric car.

It’s conveniently located on the border of Bed-Stuy and Clinton Hill, and close to several subways (A, C, G, S), buses (B52, B44, B26), and three Citi Bike stations. We've lived here for 25 years and we're in love with our neighborhood, and our neighbors. The area is full of great grocery stores, restaurants, bars, and cafes--Golda, Hart’s, The Fly, For All Things Good, Hartley's, Dynaco, Do or Dive, Playground, Stonefruit, C’mon Everybody, Chilo’s, FanFan, Greenberg Bagels, Welcome Home, Clementine, Doris, Bushwick Taco Co, Speedy Romeo, Calaca, Aita, Locanda Vini & Olii, Home Frite, Samurai Papa. Etc. Good playgrounds nearby too--Crispus Attucks and PS 3.
