About the apartment and room for rent:
Located in the 140s of Harlem’s westside, the apartment building is a short walk to Manhattan train lines - ABCD and the 1; the lines run local and express getting you to midtown Manhattan in about 20 mins. The building is on the corner at the top of a slightly hilled residential street with plenty of laundromats, cafes, bars, delis, and convenience shops nearby as well as a block away from the post office and library. We are also a short walk away from Riverside Park, Jackie Robinson Park, and walking paths along the Hudson River. Other residents in the building vary from long time tenants, families, young professionals and students; the super lives in the building. Entry to the building is with key or intercom. Currently the laundry room is being renovated by the landlord but there are ample laundromats nearby including one three doors down from the building.
The apartment is a 3 bedroom, 1 bath walk-up (no elevator) on the 4th floor. The living room gets great sunlight, we have a fire escape great for coffee and fresh air (and my attempts at a mini garden), and there is hardwood flooring throughout. We are a shoes at the entrance kind of home. In the kitchen the stove, dishwasher, and microwave are well-maintained as well as a regular sized fridge where you will have a space for your groceries. Pots, pans, cooking utensils and dishes are communal though any special conditions will be respected if you require to use your own (ex: You have a magic bullet solely for vegan smoothies.). The bathroom is on the small size but has a tub, large sink, and storage space available for toiletries.
The room for rent is cozy and quiet, right off the entrance to the apartment. Coming semi-furnished with a full-sized mattress on a lofted bed frame, dresser, shoes rack and mirror, you’re welcome to add to the space as needed. Previous roommates have made the under loft a cute reading nook/lounge space. The room has a heating pipe along a wall so it’s toasty in the winter, and there is a window AC to stay cool in the summer. The closet is of decent size with a storage space above that is rather easy to get to due to the lofted bed.
Your roommates are a woman in her 40s (me, the leaseholder) who is a performer and dance artist/teacher/choreographer; the other roommate is a man in his late-20s who works full-time. The vibe of the apt is very chill, being a place to recharge and relax, and sometimes we might share a meal or grab a drink nearby if schedules align. All house cleaning duties are shared between us as well as house supplies like toilet paper, dish soap, etc. Cleanliness and communication within the apartment is very important. I am looking for a roommate who is communicative, on time with rent, tidy, respectful and considerate of the other roommates and their belongings. I myself can be both extroverted and introverted so I don't expect us all to become best friends, but we should be able to share a meal or catch up and check in about live with each other once in a while. Someone having experience living with roommates or independently is preferred but not a dealbreaker, references are welcome but not necessary.
No pets allowed due to allergies but plants are welcome; I usually have fresh flowers or herbs on the counter. I am also open to any decor you may want to put up in the common spaces and kitchen appliances if space allows; You're welcome to decorate or arrange your room as desired with exceptions to things like painting or structural modifications. No smoking indoors or frequent guests though a partner is welcome as long as it’s not excessive. Looking to rent to 1 person only.
This is a sublease or roommate agreement for terms of at least 7 months (through August) or a full year. A move-in during January will have a prorated amount. Utilities are included with rent amount.

Hi! I am the leaseholder and am starting my fourth year in this apartment; I have been living in NYC for 13 years. My schedule fluctuates and I will be traveling more this year. Sometimes I’ll film my self-tape auditions in the living room but I will always communicate that with roommates. In my down time I enjoy cooking, going out to catch up with friends, taking in the various parks nearby, and a good dance party.
The other roommate, Trey, has been living in this apartment for a year. He usually chills in his room when he's not at work and is a respectful, considerate, and mindful roommates.
