Hello, LP community. I’m sub-leasing my UES one-bedroom apartment on York Ave, a place that has held me through busy seasons, quiet mornings, and the everyday rituals that make New York feel like home. If you’re looking for a space with warmth, personality, and gentle rhythm, this might speak to you.

What the Space Feels Like:
• A second-floor walk-up with exposed brick and a decorative fireplace that gives the space an old-New York charm. Hardwood floors make the space feel warm, and the unit’s location in the building makes it a quiet respite from the city’s energy.

The Layout:
• Large one-bedroom with a king-size bed and a luxurious Saatva mattress. The bedroom has its own air-conditioning unit.
• Separate large living room with a 52 inch tv for movie watching and a separate air-conditioning unit.
• Comfortable Floyd L-shaped couch
• Functional work from home set up with a large stand-up electric desk and excellent Wi-Fi.
• Loft-style open and fully-equipped kitchen with espresso machine
• Two large Air Doctor air filters

The Building & Block:
Small building (just five floors), clean, and cared for by 86th Street and York Ave. The live-in super is kind and responsive, and the vibe is neighborly without being intrusive. There’s no laundry in the building, but the laundromat on 85th & York is close enough to feel easy rather than inconvenient. York Ave itself is peaceful—removed from the rush of Lexington Ave and Third Ave, but still connected. It’s the kind of block where you start recognizing the same dog walkers, baristas, and neighbors over time.

The Neighborhood:
Yorkville has a quiet magic. You’re close to:
• Carl Schultz Park and the East River Esplanade (sunrise people, this is your spot)
• The 86 cross-town bus is outside your door, the Q train 86th street station is 2 blocks away, and the 4/5/6 trains are just a bit further west on 86 and Lexington.
• Local diners, small cafés, wine bars and great neighborhood restaurants
• Fairway, Whole Foods, and Gristedes (right next to the building)
