Privacy and Charm in the Heart of Echo Park

I'm subletting my furnished 1BR/1BA apartment—a warm, art- and book-filled space with hardwood floors, original built-ins, great natural light, and a sweet, private porch with backyard and garden access.

Right between Elysian Park and Echo Park Lake—approx Laveta Terrace and McDuff Street—you'll be a block or few from Quarter Sheets, Canyon Coffee, Cookbook Market, Donna's, Little Fish, Bacetti, Honey Hi, Echo Park Farmer's Market, etc.

Easy access to public transit, Elysian trails, and a 14-minute walk to Dodger Stadium! My car is also for rent (2016 Prius, Black, Great condition and mileage).

The property is tucked just uphill from Sunset Blvd——offering a rare combo of walkable access to the neighborhood's best spots, while maintaining a quiet, residential feel.

Ideal for a responsible adult seeking great value, character, comfort, and all the essentials already in place.

*Features*
+ 9 ft ceilings and 550 sq ft apartment, in a Spanish-style four-unit building set back from the street (behind 1348 Laveta Terrace)

+ Indoor-outdoor living: a private terrace/porch full of plants—jasmine, passionfruit, aloe—neighborhood views, two chaise lounges, finch and hummingbird feeders, a chiminea fireplace

+ Direct access to backyard with fig tree & your own garden box

+ Living Room: large space w/couch, Eames lounger, chairs, coffee table made out of my great grandmother's lv trunk, a writing/sewing desk, TV, etc.

+ Kitchen: full-size appliances, classic Tappan enameled gas range (4 burners + oven), microwave, KitchenAid, Vitamix, nook with bar height table and two chairs

+ Bedroom: Queen bed, large mirrored armoire, wake-up light alarm clock, TV

+ Hallway: built-in dresser/shelves

Policies
+ Must be kind to my neighbors who share courtyard with grapefruit tree and on-site laundry room
+ Pets: Indoor cat welcome! Multiple cats or dog(s) accepted case-by-case
+ Smoking: No smoking indoors (vaping fine)
+ Occupancy: Single occupancy preferred

Pricing
+ $2,600/month for short-term stays (1-2 months)
+ $2,500/month for leases 3+ months
+ $2,300/month for full 9-month term (at least Sept–May)
+ $2,000/month for Studio Apartment Option: If you're able to commit to the full 9-month term but prefer a lower rate, I'm open to renting it as a studio apartment. In this case, most of my personal belongings would be stored in the bedroom, and you'd have full access to the living room, kitchen, patio, bathroom, and all amenities. The main room is 17'4" x 12'2" with a 5'4" x 2'4" alcove that can be converted into a closet.
+ Alternatively: If you’re interested in renting the space as a dedicated creative studio or private office (non-residential use), let's discuss.

I'll arrange for a neighbor to handle plant care, unless you’d like to do so for $60/month.

This home is perfect for anyone needing a home base in LA—whether you're starting a new job or graduate program, transitioning between life chapters, in town for a creative project, or testing out this side of the city before making a longer commitment. The space has modern art prints, antique books, and weird family heirlooms—all of which we can adjust to make it feel perfectly suited to your stay.

Tell me a bit about yourself and the dates you're looking for! Happy to answer any questions, send videos of the space, or show the space in person/via video chat. Thanks!
