Neighborhood

Kensington, Brooklyn

Transportation

Size

830 sq. ft.

This Kensington duplex is huge.

The apartment is approximately 830 square feet. It is a basement and 1st level connected with an in-unit staircase.

The top level is a bedroom with a closet and a huge sunny window. The living room and kitchen are attached with a lovely big center island, a full bathroom, and lots of storage on this floor. The apartment is completely furnished with two beds and a full kitchen for anyone who chefs. The living room is quite cozy, with a TV and plenty to read. There is also a mini museum of collected rocks and pinecone-type flora.

Go down a level and there is even more storage, a big desk to write your memoir from, and next to the desk is a gym and yoga area. I can elaborate on our squat rack and stretch bands if you are so curious. There is also a small bedroom full of happy painting and art. There is no window in that bedroom, so deep sleepers beware.

Yes, we have both a washer and a dryer. Yes to AC. Great internet with Verizon. Utilities are included. There is also a dishwasher. We never use it, but it works.

The apartment is in a four-unit building, and the other neighbors are very kind. We ask that you be very courteous to them and respect quiet hours and use the basement level entrance so you're not disrupting the stroller ins and outs of the other apartment building families. No guests, please, to be respectful of our neighbors.

The9 week sublet would give you a perfect New York City opportunity. Ideally you want to stay the whole sublet period (June 1–August 2), but we are open to various candidates at a minimum of two weeks.

We are one mile from Prospect Park and just one block from Greenwood Cemetery. Both are places that you can daydream and walk amongst giant historical trees and see people living and nourishing life.

Kensington has a wonderfully diverse population. While this is a quieter part of the neighborhood, the shops of Windsor Terrace and Fort Hamilton Parkway are just a few minute walk away. The very fun and vibrant Cortelyou scene is a 15 minute walk away. Many Pakistani, Nepalese, and Mexican restaurants are nearby to explore.

The closest subway is the F/G train at Church Avenue or the express D train at 9th Avenue.

Comfortably, the apartment fits 2 couples or 2 people. Couples are welcome.

No pets. We are allergic to cats and one in the house would disrupt our quality of life for months to come.

We ask that you take care of the plants while you are here, but that's your only obligation. Our personal art collections and joie-d-vivre decorates/furnishes the apartment, but our personal clutter/clothes are out, so you can really feel like you live here for two months.

The pay is due up front via Venmo or Zelle for your first 4 weeks of rental AND 2 weeks extra for a Security Deposit.

About This Lister

Hello! We are artists and educators and our passions and values are reflected in the home decor, books abounding, color palettes gathered. It's a lovely, comfortable, inspiring space, and we hope you find peace and sweetness here as we do.
We'll be in and out (mostly out) of the city this summer, so it makes sense for us to sublease as we are doing volunteer projects etc. and can find friends' couches the random days we come back. If you are on board for 2 months, it is entirely yours and we can just be in touch about your comfort.

I've been on the other side of subleasing so many times and don't want to leave anything obscured, so to make this easy for everyone, let's do a quick FaceTime or Zoom to meet and set a vibe and talk expectations of your summer stay.

Rental requirements

Ideally, you want to sublet the entire two month term (June 1–August 2), but we are open to various candidates at a minimum of two weeks.

We will sign a sublease agreement and 2 extra week's rent is due as a guarantee of your stay-- so if you're staying 2 weeks, then 4 weeks ($3200) is due. We have to protect our home and assets. But if you are staying the entire 9 weeks, then we will collect first month's plus the $1600 Security Deposit and the 2nd payment will be due at your 4-week mark for the remainder of the Payment. The deposit goes back to you with inspection of breakage/respect for the space and we are not looking to screw people out of that $1600.
