Hi! I have about 2.5 months left on my lease and am hoping to find someone to take it over or else sublet for that period. This is a great opportunity for someone who values quiet and location and wants to try an apartment out before committing to a full lease. The landlord would allow you to renew. (If you are looking for a shorter term, feel free to inquire. I will consider it.) I will consider giving a discount, especially if you are taking over the lease.
Some features:
-The place is very quiet. It looks out over the rear courtyard, which is bounded by the building, so there is almost no street noise. I hear faint sirens occasionally but that's it. Also, the building is so heavily built that you don't hear neighbors. I heard faint music once but that was it. Never a hint of anything after that.
-The location is hard to beat: It's right across the street from Chelsea Market (5-min walk to Meatpacking and the West Village) and lets out directly onto the High Line. The ACE and L subway lines are two blocks away.
-There is a basic complement of furniture but no paintings or decorations. You would be free to bring your own. Also, please note the exterior furniture shown is no longer present except for a few pots and things.
-Pets allowed.
-Standard luxury building amenities including a nice rooftop and office space. If you takeover the lease you get a heavily discounted membership to the Equinox gym downstairs.
-I'm guessing on the sqft - a similar unit lists 900 - but it's pretty big and the outdoor patio is enormous for manhattan and gives it an even bigger feel.
I have moved to a different neighborhood of New York but will be available for showings and such. You would be taking over the remainder of my lease or else subletting it from me.
If taking over lease:
-completed application
-copies of government issued ID
-three recent pays slips or, if self-employed, last two years of tax returns
-two recent bank statements.
-$20 application fee
-no security deposit required if the application is approved and recurring rent is paid via ACH or Bilt credit card.
If subletting:
-We will work something out but I will need to verify identity and feel confident you will treat the place well and whatnot.
