I'm looking to share a huge music rehearsal space in New York's famous Music Building at 38th Street and 8th Avenue, for January through April 2026, with the possibility to extend if it works out well.

Your portion of the rent for ALL of the time-slots listed below is $1350 + a share of electricity, which you can estimate at $200/month* so $1550 inclusive of bills.

This is the current availability of the room, which is to a limited extent negotiable. All this time would be yours -- hugely discounted for this Winter season for 33 hours per week, including 19 Peak hours & evening weekends!

Mondays: 7PM-1AM
Tuesdays: 10PM-1AM
Wednesdays: 10PM-1AM
Thursdays: 9PM-1AM
Fridays: 7PM-1AM
Saturdays: 7PM-1AM
Sundays: 7PM-1AM

• The room is huge with lots of light.

• There is plenty of space to store gear.

• It's 24 hours so you can play and bang drums at any hour!

• There is no electronic gear, you will need to bring your own amps etc. You are welcome to use the drum-kit and percussion instruments or bring your own.

• It's not sound proof or good for recording. You can hear 8th avenue sounds and other bands practicing in the building.

• The building is full of musicians and is exclusively for music rehearsal.

• The room is heated and cosy for Winter!

• There's a mini fridge in the room.

• Please ask me about the electricity bill when you inquire.

This is the perfect space to spend your Winter practicing in a comfortable, cosy space with room to spread out. It's a haven for me and a complete joy spending time there practicing.

I am open to renting to multiple musicians (feel feel to inquire) but have a strong preference and will prioritize renting to just one drummer or one band that has consistent band members.
