Salutations! I'm looking for a 1 bedroom apartment for a long-term rental---something that I hope I can live at for years with a lease renewal come 12 months.

$2,500-$3880 budget depending on area.

My main desired area is Flushing (up to $2.5k), or anywhere that is within walking distance to the Woodside LIRR line. Flushing itself does not have to be near the LIRR line, however.

I'm also open to Long Island City, Astoria, or northwest Brooklyn if it is walking distance of a ferry (up to $3.8k for those areas).

I have 2 cats, both are spayed/nurtured, updated with vaccination, and trained not to scratch furniture, walls, or doors. Vet documentation can be provided, along with confirmation from my current landlord that they are well behaved and don't damage anything.

I'm looking for something that includes water, heat/hot-water in the rent, and that is *not* ground floor (I don't want to risk flooding and pests).

I do also need at least 1 window where I can see some sky/street, and not just a brick wall or side of a building.

An alcove or loft-type studio would also be okay instead of a 1-bedroom.

I'm 40 and childfree. I have no spouse or ex-spouse, and don't intend to have any children ever.

My credit score is 807.

I have a physical/visual/neurological disability, but I *CAN* use stairs. I also *WILL NOT* need any adjustments made to a standard apartment.

My disability affects my immune system, so I also have chronic illness, but NOTHING spreadable.

However, due to my ailments, I'm on a NYCHA Section 8 Voucher and disability income.

This has made finding an apartment extremely difficult due to the stigma and/or property owners not wanting to go through inspections.

First, let me address the stigma: I have ZERO criminal history and ZERO eviction history. I DO NOT use any substance. I don't even drink or smoke anything. I'm very spiritual, and this goes against my personal morals.

I'm EXTREMELY quiet and introverted. I prefer to be alone with my quiet time and write/draw.

(The last 3 photos in this post are my paintings I do. They take me 6-months to a year to complete. This is what I mostly do for work. NO AI!!)

I don't have parties, and any music I listen to is through headphones.

I have all of 2 friends (by choice). One I see once a year. The other I see about every other weekend. Sometimes my family will visit on a Saturday, but we go out.

Next, the NYCHA inspections: I am clean to a fault. I CANNOT stand being in clutter or anything dirty. I clean my cats' litter twice a day, everyday.

I RESPECT the property, and inspections have ALWAYS passed in my current apartment, due to the care I take of it.

The one before that, it was a bit neglected when I moved in due to an absent landlord and low-cost materials along with flooding. But when something needed addressing, my friend or myself always offered to fix the issue ourselves so the landlord and super wouldn't have to come out.

I've been renting since 2011. Since that time, I've had 2 places, and I have NEVER missed a payment once.

*I have recommendation letters ready from the past and current landlord.*

I'm CHOOSING to move due to upstairs neighbors always partying and trashing the shared spaces.

I DO HAVE the appropriate funds currently available to cover any move in costs like security and broker fees.

And finally, I have a family member who acts as a personal guarantor that signs to pay in case there is ever an issue with the finances (there never has been thus far in 14 years). He makes 104k/year.

I apologize for the length of this, but the unfortunate truth is that I need to be thorough and be extremely detailed, transparent about myself compared to someone who isn't on a voucher.
