I travel for work about 70 to 80 percent of the time, so the apartment is often sitting empty. I am looking for a responsible professional who works primarily in the office, respects the space, and appreciates a clean, quiet place to come home to.
I am open to either:
• Subletting a room with an own bathroom, or
• Having someone sublet the entire apartment for 6 months or longer

I am a busy professional in my 50s running a boutique firm that focuses on investing in technology companies, and I travel about 70 to 80 percent of the time for work. When I am home, I like to cook, even if I am not especially good at it yet, and I am an avid baseball and Muay Thai practitioner. I have a small, close circle of friends in New York, and my family is also nearby, so the apartment is very much a real home rather than a crash pad. I have lived in this space for more than five years, and I keep it clean, tidy, and well cared for, which is the standard I want to maintain with anyone who stays here. There is also a very nice Equinox close to the building that I belong to, which is a great perk if you like to work out regularly.
I will need verifiable government-issued identification that the building will accept, at least two solid references (ideally a current or recent landlord and a professional reference), and one month’s rent as a security deposit. Proof of income will be required so that the building and I can confirm that you can comfortably cover the rent, and you will need to sign a standard sublease that complies with all building rules and policies. The sublet will be subject to building approval, no smoking or parties, and any pets must be discussed and cleared in advance. Rent will be paid monthly, in full and on time, with a minimum commitment of six months for a full sublet.
The building is very pet-friendly, with lots of cute dogs you will see in the lobby and elevator. I also have a small dog, so I welcome dogs or cats as long as they are friendly, reasonably well-trained, and can get along with my dog without issues. Pets should be housebroken, kept clean, and not disruptive to neighbors, and any pet must comply with the building’s rules and registration requirements.
