Hello!
I currently live in a 2 bedroom apartment with a friend. Our lease ends April 2026 but I am currently planning to move in with my partner. So I am looking to find someone to formally takeover my lease. I've already run it by the building's management and they are on board.

Creative, LGBTQ+ inclusive home. Ideal for someone chill, responsible, and aligned with those values.

First I'll start with telling you about my roommate! My roommate is a single male in his early-30s who works in theater, so he has a night time and weekend schedule. If you have an office hours job you'll probably have a lot of alone time in the apartment! He's super laidback and tidy. He's 420-friendly FYI. However, if you don't smoke-- he respects it and is considerate about it. He hardly ever has guests over himself, but having guests isn't a problem.

I live on the 2nd floor, so it's only a one flight walk up. The apartment is very modern, with nice appliances that work perfectly. There is a gas stove, dishwasher, and microwave. The whole apartment has south facing windows, so it gets lots of sunlight!
You can have the option for me to leave some of my bedroom furniture behind. I have a full sized bed, with a firm mattress. If not, I will remove it all when I move out. I could also leave behind my desk and dresser drawers if you'd like. But for reference, the bedroom can actually fit a queen size bed.

The closet is actually very spacious, since the ceilings are very tall. I have nice faux-wood blinds installed on my bedroom window, and I'll be leaving those there for you! The only downside about the bedroom is that there is no ceiling lighting. I could recommend a very nice lamp on amazon that lights up the room very sufficiently.

The living space isn't too crowded, so you will have the ability to add your own charm to it! My roommate is open to hanging up more art. The communal closet is huge, lots of space for coats and shoes.

It's very close to the subway, the J line, Halsey station. It's like a block and a half walk. The apartment is not too close to the subway though, so there is no need to be concerned about any noise / vibrations. There are some local cafes within a 3 block radius, as well as some chain coffee / food places as well. There is a Key Food nearby for groceries. The neighborhood is pretty chill. As a woman in her 20s, I feel good walking here. Even when getting home at night.

The building has a trash chute, super convenient! And recycling is right out in front of the building. You access the building by code. There are cameras in the hallways / mail area. There is a gym in the basement, bike storage and laundry. It's only one washer and one dryer, but people hardly use it so it's pretty accessible. And it does work well. It's a PayRange machine.

Management is actually super nice. It's easy to schedule things with maintenance because they have a link for maintenance tickets requests.

I am really sad to leave this place behind, but sometimes life brings unexpected changes! I hope this can become a comfortable home for somebody new.

I guess you don't need to know much about me since you won't be living with me. But while we're here-- I am a woman in my 20s who is figuring out her career here in NYC. I love music, dancing, cycling, running and being in nature :)

As for the kind of person I am looking to have takeover my home, we are open! My roommate is very easy to get along with and open-minded. As long as you're a courteous roommate who is responsible and takes care of their space, that's all that really matters.

I would be moving out on July 1st, but if you need an early move-in, I could make June 25th work.
If July 1st is too soon, we could also make August 1st work. My move-out date is pretty flexible, but the sooner the better :)

Since this is a formal lease-takeover, management requires a credit score of at least 700, and income to be 40x the monthly rent. Guarantors accepted.

Once approved, I will need the $1,493 deposit, but the first month's rent would be made directly to management, as well as all the months going forward. We could arrange it with management so that when the lease comes to an end, the deposit I initially gave them would be returned directly to you instead.

The place is rent stabilized. Utilities come to about $100 per month. Electricity is about $50-75 per person, depending on the season. Gas is about $8 per person. And the Wifi we have (Optimum) is $25 per person.

Pets Policy

My lease requires a pet to be approved by management.
