We’re renting out a 700 sq ft ground floor workspace in a brick building in Bushwick, very close to the Central Ave M train (and about a 10-minute walk to the DeKalb Ave L).

The space has 11 ft ceilings and windows on two sides, so it gets a good amount of natural light throughout the day. It’s on the ground floor with access through a side alley, which makes moving materials and equipment in and out relatively easy.

There’s an open main area and a separate interior room that was built by a previous tenant, which has been used for recording, editing, and other focused work.

It’s been built out with sound-dampening materials, and one of the biggest things to note is that you really can’t hear anything from inside the room in the rest of the studio, the hallway, or next door in 1C. It’s a very contained, quiet space.

The construction is similar to what’s done in recording studios, it has double walls, each insulated, with an additional insulated air gap between them on 2 of the 4 walls. That layered separation helps prevent sound from traveling through the structure by breaking up vibrations, which is why it’s so effective at keeping noise contained.

It’s not a full professional recording booth, but it’s super versatile. It could be great for:

podcasting, voice-over, or music recording

filming, self-tapes, or general content creation

editing or any focused computer work

private calls or quiet work sessions

meditation, breath-work, writing, etc.

It could also easily be used more simply as storage, an office, or even a separate painting studio depending on what someone needs. Overall it just adds a lot of flexibility to the space and could appeal to a wide range of creatives.

Heat (steam) is included, and there is full HVAC (heating and cooling). Electricity is separate. The bathroom is shared with one other unit.

This is a work-only space (no residential use), and we’re looking for someone with a relatively quiet, focused practice who will take good care of it.
