We just finished renovating our first floor studio in our Park Slope brownstone and we're looking for our first tenant. We put a lot of care into this renovation and we want someone who'll appreciate it.
The space:
A beautiful fully dedicated chef's kitchen features over 8 feet of white quartz countertops, full-height white shaker cabinetry with drawer-pull lower cabinets, under-cabinet lighting, subway tile backsplash, and a complete suite of brand new appliances: sleek glass-top Bosch electric range with four burners, Bosch dishwasher, built-in microwave, full-size Bosch refrigerator, and a deep stainless steel sink with a pull-down spray faucet.
You will also have your own in-unit stacked Bosch washer and dryer and mini-split central AC. Additional details include hot water radiator heat, wide-plank oak floors, and an exposed brick accent wall. The oversized bay windows sit at street level and open onto the tree canopy on 7th Street - the light is beautiful, especially in the mornings.
The entrance is at street level (not below grade) on a quiet, tree-lined block. Located on 7th St between 7th Ave and 8th Ave, you're two blocks from the F/G at 7th Avenue, one block from Prospect Park, and surrounded by everything that makes Park Slope what it is.
About us:
We're a family of five, including three young kids, and we live directly above and adjacent to the studio. This is our home, not an investment property. We renovated the studio with the same care we put into the rest of our house because we knew we'd be living right next to whoever moves in.
What that means for you: you'll have a responsive landlord who cares about the space, the building and our neighbors.
What that also means: you'll hear us - footsteps and the sounds of a family with three small children. We've done what we can for sound; the renovation included insulation and new flooring. We're not loud people, but kids are kids. We want someone who's comfortable with this, not someone who'll tolerate it and grow resentful. If you're the kind of person who likes the warmth of a brownstone where people actually live, where you know your landlord and they know you, this could be a really great fit.

We're Jon and Juliana. We've lived in Brooklyn for a decade and we love this neighborhood. We have three kids and a home that's very much alive. We’ve just finished gut-renovating the street level studio and we're proud of how it turned out. This is our forever home, which means we're probably going to be more attentive than most. We genuinely want this to work well for everyone. We're easygoing, communicative, and we fix things fast.

First month's rent + one month security deposit.
Application process:
We use a two-step process. First we'll send a short interest form. From there, we'll invite our top candidates to complete a full application as well as a credit and background screening through a secure third-party platform. The screening fee is capped at $20 by New York State law, and you'll receive a copy of any report we obtain. If you have a screening report less than 30 days old, we'll accept that instead.
What we look for:
Annual gross income of at least 40x the monthly rent (approximately $120,000). If you don't meet that threshold on your own, we accept personal guarantors (80x income, ideally in the tri-state area) and institutional guarantors (Insurent, TheGuarantors, etc.).
Lease:
Available May 1, 2026. We're offering a lease through either May 31, 2027 or May 31, 2028 with mutual opt outs.
Documentation needed before move-in:
Government-issued photo ID, proof of income, proof of renter's insurance ($100,000 minimum liability), and a signed lease.
Showings:
Open house Thursday 4/16, 5:30–6:30 PM and Saturday 4/18, 1:30–3:00 PM at 508 7th St, Park Slope Brooklyn. If neither time works, reach out and we'll find something.
