This is one of two buildings on a double lot. The second smaller building is a painter’s live/work studio. Both buildings are set to the rear of the lot and away from the street, adding to the privacy of the space. The large front yard is a shaded garden full of avocado & citrus trees. Covered parking is in the rear and is accessed from the alley through a motorized gate.

The ground floor of the building is a sculpture studio used by the owner. The rental apartment is the only other unit in the building. These units are fully separated by two sets of locking doors, so there’s no issues with drifting dust or fumes. However, tool & machine noise can occasionally be heard during regular weekday work hours. No shop noise from 5pm-9am.

Location is on West Blvd & E 65th St,
just a few blocks from metro K-Line station and equally close to the well maintained 55-acre Ed Vincent Park. It’s NE Inglewood ‘Fairview Heights’, about 2 miles from SoFi and 5 miles from LAX, which is far enough away that there’s no issues with stadium traffic or jet noise, but close enough to be very convenient if you’re catching a game, concert, or flying out of town.

The apartment is ideal for a single tenant, but could accommodate a couple. If applying as a couple, then $50 would be added to the monthly to cover extra H2O expenses.
