Space: Spacious one-bedroom with enormous private outdoor patio in luxury building. All windows face an enclosed courtyard formed by the building that protects from street noise. The building is also very heavily built so you don't hear neighbors. This is the place for you if you desire quiet. The 750 sqft listed is an estimate. I can't seem to find the figure but it's a pretty big place. Can confirm with building if needed.
Furnishings: The outdoor furniture shown in the pics has been removed. The indoor pics are up-to-date. I'm open to selling items. It would save me the hassle of moving them.
Location: Among the best in Manhattan. It's right across from Chelsea Market, a 5 min walk to Meatpacking and the West Village, and lets out directly onto the High Line. ACE and L subway lines two blocks away. (If you are not familiar with New York, these take you pretty much anywhere you would want to go. It's a good set of lines.)
Amenities: Standard luxury building stuff except the in-building gym. It's actually a full Equinox. Residents get a heavily discounted membership and direct elevator access.

The building seems to have a less stringent review process for lease takeovers/assignments than for full leases but the standard criteria are probably a good guide: 40x income, background etc. You can provide a letter from accountant or tax returns if self-employed.
Not sure exactly but I've seen large dogs so probably a lenient policy.
