i’m looking for someone to rent my rent-stabilized studio apartment in clinton hill that i'm moving out of.
you'll sign a new lease direct with the landlord.
i’ve lived there for 5+ years. it’s been a wonderful home i that i’ve loved so much and i’d love to find it a good person who will appreciate it.
- lease will start february 1
- $1,981.33/month; includes electric, heat, gas, water *additional $34.88/month to use a window AC unit (this is regulated by the rent stabilization people, it’s charged every month not just in the summer)
additional things to know:
- the apartment shares a bathroom with the studio apartment across the hall; the person is really communicative and considerate
- it's in a brownstone; each floor has two studio apartments (one in the front and one in the back) that share a bathroom
- 2nd floor (so one flight of stairs outside and one inside)
- the building/apartment is super well-maintained; landlord’s office is around the corner and it’s always very easy to get a response to anything going on
- the neighbors in the building are great
- it’s south-facing and gets a ton of light (apartment photos were taken on a cloudy day with no lights on)
- original window shutters are in great shape (i didn’t get photos of this)
- no laundry in the building, but there are wash+fold places nearby
- rent stabilized! (just mentioning again)
it’s the perfect location:
- gates ave is really quiet, but it’s one block from fulton street which has tons of delis/bakeries/restaurants
- also close to prospect heights (vanderbilt has tons of great stuff too and is a whole scene in the summer!)
- there’s a little corner around the corner with great food etc. (chef katsu, aita, and prima cafe)
- close to the C train and G train (both clinton-washington)
- .7 miles from atlantic-barclays + the mall, etc.
- equidistant (~one mile) from fort greene park and prospect park

i’m breaking my lease early so there is no broker/broker’s fee – i’m finding a new tenant leave on good terms with the landlord.
you'll apply directly with the landlord. i'm not sure their requirements, but i'd assume first and security, proof of income, etc.
