I’m looking for a responsible, reliable person to co-lease a 1-bedroom apartment in Downtown Manhattan on an alternating weekly schedule (every other week). We would split rent, utilities, and cleaning 50/50 and coordinate non-overlapping use so there would never be shared time in the apartment.

How it works:
* We alternate weeks and swap on the same designated day for consistency.
* The cleaner comes on swap day, so the apartment is always fresh.
* If needed, we can trade weeks with advance coordination.

This setup is ideal for someone who only needs to be in NYC part-time but wants a consistent, comfortable home base at a reduced cost.

Living arrangement:
* Full use of all common areas during your weeks.
* Separate designated closet/storage space so personal items remain distinct.
* Clear communication and mutual respect are essential.

* Stable income, good credit, solid references
* Similar need for a flexible NYC presence

Budget:
Targeting $6,000–$9,000/month total rent (so $3,000–$4,500 each, plus utilities and cleaner), depending on the apartment and location.

Preferred neighborhoods:
Chelsea, Flatiron, Gramercy, West Village, Greenwich Village, East Village, NoHo, Nolita, SoHo — open to flexibility for the right place.

Wishlist (NYC reality acknowledged!):
* Two closets (so we each have fully separate storage)
* Good natural light, a view would be a plus
* Building has an elevator (no preference on doorman)
* Dishwasher
* In-unit washer/dryer (not essential, but helpful)
* No window AC units — central air or split systems preferred (in-wall acceptable)
* Furnished would be ideal, though not required
* Has a desk with an external monitor we can both plug into

Timing:
Dates are flexible. I generally avoid NYC during the winter.

I realize this arrangement won’t appeal to most people but for the right person it could be great.

I lived in the East Village until 2017, when I relocated to Austin, TX. I work remotely and travel often, but I like maintaining a regular presence in NYC.

Since I’m only in the city part-time, I’m looking to split an apartment rather than pay full-time rent for a space I use intermittently.

In the past, I’ve been an vacation rental Superhost in multiple cities (including San Francisco and Seattle), so I’m very familiar with the realities of apartment living, shared spaces, and the importance of clear communication, cleanliness, and reliability.

I’m a 41-year-old professional, highly organized, respectful of shared property, and easy to coordinate with.
