Hello! I'm a 28yo medical student looking for a new queer-friendly and disability-friendly roommate to share a 2-bedroom apartment with on the edge of Queens. My current roommate's sublease is ending, and while we've been on great terms, she'll be moving out in August to be closer to friends/family. Ideally looking for a year-long sublease from Aug 2025 to Aug 2026, but also open to discussing alternate arrangements.

About the Room:
The available bedroom is the smaller of the two (roughly 150 sqft) but still quite roomy, and can come partially furnished with a standing dresser and a queen-sized bed (mattress+frame). Each bedroom has its own radiator and AC unit. Rent is $1050 per month, plus an additional $100 per month for utilities (including electric, wi-fi, gas).

About the Apartment:
This apartment occupies the first floor of a former single-family home that was modified to support three separate units with their own private entrances and living spaces. Besides the first-floor unit, there is a basement unit occupied by the landlord's elderly parents, and a second-floor unit occasionally occupied by other members of the landlord's family.

In addition to the two private bedrooms and one bathroom, the apartment has a large open common space that includes the kitchen (with shared fridge/freezer, microwave, gas range, oven, rice cooker, pantry, and extra storage space; no dishwasher), living room, and dining room/general free-use workspace. Laundry and dryer are available in the basement and shared with the other units.

The landlord's parents also maintain a thriving vegetable garden in the backyard. While their English is limited (mainly Chinese-speaking), they've been super friendly and regularly share their fresh produce during growing season. The landlord himself works nearby and responds very quickly to maintenance or work requests.

Free parking options are available either off-street in an adjacent driveway (one spot) or street parking along the sidewalk (spots typically plentiful). While the apartment is on the first floor, the entryway features a landing with three steps.

About the Location:
The building has a Queens County address but is located right on the border with Nassau County. It's a great fit for folks who need to commute into Long Island for work or school, but also like to regularly spend time in the city. Access to a car is recommended, but local options are available to commute by bike or foot.

Public transit options are relatively limited but available: ~0.2 miles to nearest MTA bus stop (Q43 at Hillside Av/264 St), ~1.0 mile to nearest LIRR station station (Floral Park), ~5.0 miles to nearest MTA subway station (F at Jamaica-179 St, transfer from Q43).

The neighborhood itself is a quiet residential area of mostly family homes. The Queens side features a large South Asian population with a diverse array of supermarkets and restaurants. The nearest grocery store and pharmacy is around ~0.5 miles away.

Limitations:
- Small groups of guests are welcome, but the landlord has requested no large-scale parties especially at night as they are disruptive to our elderly neighbors.
- 420 friendly, but no smoking in the apartment.

About This Lister

I'm Wren (28yo, any pronouns) and I'm currently studying medicine at Hofstra University. I've been the main tenant on the lease for this apartment for the past three years, and I've really enjoyed living here! It's been a great place for rest and recovery while balancing chronic health challenges and school, and I'm hoping to find someone who'll appreciate sharing a similar home environment.

Personality-wise, I'm mainly a friendly introvert. While I enjoy doing fun activities with others, I'm also totally happy with everyone comfortably doing their own thing in a shared space. Overall, I value transparent communication as well as respect for the space and privacy of others. Some of my hobbies include hiking, crafts/DIY, video games, folk arts, and spending time in nature.

Rental requirements

If interested, please reach out over email to introduce yourself and schedule a time for us to chat in-person or over video call.

If we both feel that things are a good fit, a photo ID and proof of income will be requested to share with the landlord for final approval. First month's rent will be due at the time of sublease signing.

Pets Policy

While I love animals, I'm unable to live with furry pets (especially cats, dogs, and rabbits) due to allergies :'( But open to discussing other types of pets on a case-by-case basis.
