Spacious 1-Bdrm Apartment for the (Aussie) Spring/Summer

Apartments for Sublet

$450/week

Available

November 12, 2025 - January 1, 2026

Neighborhood

Parkville, Melbourne

Transportation

Tram, Train, Bus, Bike Path, Car Parking

Size

515 sq. ft.

Large light-filled one bedroom apartment with seperate kitchen, living room, bedroom, toilet, and shower + bath. The apartment is part of a solidly-built 1980s block of flats with beautiful landscaping; a secure, covered parking spot; and a large balcony with BBQ, herbs, and native plants. The apartment is located on Royal Parade, between two public parks, near tennis courts, and 165' (50m) from Tram 19 (the unit is on the back of the building, so you don't hear the tram or road noise). The Upfield train line (for heading to the city center or beach) is a nine minute walk through Royal Park.

I'm travelling during November and December and am flexible with dates. The apartment is suitable for a single person or a couple, but not for small children (no childproofing). While this is listed as a sublet, I'm also open to home swaps in the northeastern U.S. or Canada (Montréal, Boston, NYC, D.C.), and happy to trade your winter for Aussie spring (this might also be a good way to test drive Australia, if you're looking to move out of the U.S.).

The building—

The unit is up three fights of carpeted stairs (four from the semi-subterranean garage). The building is well maintained and a good mix of retirees, professionals, and Uni Melb staff. There are outdoor bins; clothing drying lines, classic Aussie 'Hills Hoists' (but I also have a dryer and smaller Ikea drying rack for inside the apt), and large lemon tree! The shared spaces are cleaned and tended on a weekly basis. The unit is on the top floor and west-facing. There are blackout blinds on all the windows with the exception of the kitchen.

Neighborhood—

The building has two key fob swipes to get in. There is a car space if you decide to bring/rent one, but I son’t have a car and everything you need is within tram/walking distance. Brunswick (Melbourne’s hipster mecca) is just a ten minute walk north. Fortunately, all the bars and nightlife stay up there and the flat is in a super quiet area. In the evenings you can watch the sun set and the flying fox bats migrate across the parklands to the west.

Kitchen—

Fully equiped! Sodastream, Moccamaster coffee machine, stainless steel pots and pans, toaster, large rice cooker, microwave, large fridge/freezer, herbs and spices that you’re welcome to use, and a two-drawer dishwasher.

Bedroom—

Lots of storage space in a large chest of drawers, cool summer linens (if you need them), and a fancy Eva mattress with mattress cover (I have back problems and this is a really good semi-firm set up).

Living Room—

Couch, swanky 1960s armchair, houseplants (I will ask that you water them every 10 days—they’re low maintenance), a dining table, and a work area with office chair, keyboard, and a computer monitor raiser. I have an older model TV with Google Home and a lot of fiction/nonfiction books.

Bathroom—

Shower, seperate bathtub, and washer + dryer. The toilet is in a seperate room.

Please let me know if you have questions and we can arrange a call/video tour.

About This Lister

I am a 40-year-old artist/researcher (he/him). I've lived in a bunch of different countries and came to Australia in 2020. I love Melbourne and I love living on the quiet tree-lined Royal Parade. I'm happy to be in touch while you're subletting/swapping and to share local recs/tips with you.

Lister's Relationship to the Space

Rental requirements

I would like to have a copy of your ID and a $500 deposit. I'm happy to sign a basic contract with the agreed upon dates etc. I'll take the utilities out of the deposit once I'm billed for them. The rates are typically $90-150 monthly for internet, hot water, and electric. They may be a bit more if you run fans/AC a lot. I'm happy to share the bills with you so you know it's fair and square.

I've sublet a lot with this platform and made some amazing connections through it, so I have a lot of confidence in the process. That's also why I'm subletting here (at cost) and not using one of the bad short term rental platforms.

Pets Policy

I don't have pets but might be open to you bringing yours. There are pets in the building but no loud dogs, fortunately.
