TL;DR
Subletting 1 very spacious bedroom in a 3BR Hamilton Heights apartment, ideal for one person, Dec 4–Jan 3 – $1,350 total (utilities included). I’m the current tenant subletting my room while I’m out of town.

ABOUT THE BEDROOM
Huge bedroom by NYC standards, tons of floor space (you could honestly do yoga in here), full bed, big closet, dresser, great desk for WFH, access to the roof, books, portable heater and extra fans, plus a 4K TV with Netflix / Hulu / HBO.

ROOMMATES
Two roommates, both in their 20s, queer academic/theater types. We keep the place moderately neat and clean, and we are a very queer/LGBTQIA household, so we’re looking for someone respectful and comfortable in that kind of home.
My roommates will probably be gone for most of the holidays, so you may have the bedroom and common spaces to yourself at times (details TBD).

LOCATION
146th and Broadway, 1 minute walk to the 1 train, about an 8 minute walk to the ABCD lines. Across from CityMD and Key Food, next to excellent restaurants, great delis and two laundromats each less than two blocks away.

AMENITIES
– Bedroom: full bed, big closet, desk setup, roof access, books, yoga mat/cushions, portable heater, fans, 40" 4K TV.
– Kitchen: dishwasher, stove/oven, microwave, toaster oven, espresso and cold brew setups, pour-over, coffee and complimentary beans, crockpot, blender/food processor.
– Living room: 50" 4K TV with Netflix, Max, Hulu, Disney+, Prime Video.
– Bathroom: shared bathroom that is absurdly spacious by NYC standards, with full bath and shower.

TERMS
– Dates: Dec 4–Jan 3 (slight flexibility possible)
– Rent: $1,150 total for the full period, utilities included
– Security deposit of $300, refundable at the end of the stay

HOW TO SEE IT / EXPRESS INTEREST

2. Will you be the only occupant? (yes/no)
3. Are you comfortable living with a small Cavapoo in the apartment? (yes/no)

About This Lister

I’m a writer and academic who works in theater, and I’ll be traveling for most of December, so you’d be subletting my bedroom while I’m gone. You’d be sharing the apartment with my two roommates, both in their 20s, who are also queer, arts-adjacent academic/theater types. Day-to-day the apartment is pretty calm and work-focused during the week, with the occasional shared meal or movie night, and definitely not a party house. We’re all LGBTQIA+, and value communication, respect, and a lived-in but reasonably tidy space. One small Cavapoo dog lives here as well, very sweet and people-oriented, so you’d need to be comfortable with a friendly dog as part of the household.
