I am an award-winning feature, film and television art Director who has worked in the industry for over 40 years. I have lived in this apartment since 1991 and sublet the space previously in 2004.

Sub-tenant must sign a sublease to be approved by the building owner. Sub-tenant must also be able to provide building owner with standard banking information for proof of income. NYC allows building owner 30 days for this approval process. Sub-tenant must also provide one month deposit and a cleaning fee of $300 at time of leasing. Rent to be paid 10 days prior to the first of the month. Sub-tenant also to pay the electricity (Con Edison) and wifi (Spectrum) bills monthly.
