Seeking a new sublet for a beautiful backyard facing room in my 3bed, 2bath apartment. I have been subletting this room for several years. The current tenant is not working out due to his financial instability so we are cordially parting ways. The room is cozy and sunny, with a spacious layout. It will be unfurnished. This room includes a MASSIVE sliding door closet with shelf space. The price per month is a flat rate, including all utilities.

The apartment is on the second floor, and is located in a great trifecta for subway access (5 minute walk to the J Chauncey stop, 5 minute walk to the C Rockaway Ave stop, and 8 minute walk to the L Bushwick Ave-Aberdeen stop). 20 minutes to the lower east side, and 30 minutes to midtown Manhattan. Laundry and grocery are readily available in the neighborhood, as well as some cute coffee shops and bars.

There are 3 bedrooms total. I list the front bedroom on a short term rental platform and have been hosting for the last 4 years. The common area bathroom is used by short term rental guests, however it is basically yours as guests are constantly out and about enjoying the city and don’t hang out in the apt. I have my own private bathroom. I clean the common area bathroom in between guests, however you are expected to clean up after yourself accordingly.

I would not only be open to, but am highly motivated to extend the sublease for the right person but it is a minimum commitment of 6 months.

I am 35 years old and have been working in the hospitality/service industry since my early 20s and started working in restaurant management several years ago. I have been living in New York City for 17 years and I have been in this absolute gem of an apartment for almost a decade.

I became the sole lease holder about 6 years ago. I also have a dog, he is short haired, and a complete sweetheart that loves everyone. I love to cook and when I’m home I’m typically hanging out in the living room with my dog. I like to keep my home pretty clean, and although I do like my space when I’m home, I’m happy to chat and keep things friendly— but I really am looking for someone that is generally happy with keeping to themselves at home, as that’s how I operate myself. Most important is just being respectful and considerate. The home is a sacred place to recharge and relax, and be yourself. This is not a “take the party home” type of environment, nor a place for constant house guests staying over, nor having guests over on a regular basis. If that is your lifestyle please do not apply as this will not work out. The ideal individual for this situation is someone that is clean, kind, quiet, self aware, stable, and independent.
