I'm looking for someone to take over my lease at 127 Lefferts Place, Apt 2B in Clinton Hill — available April 25th through the end of August, with the option to renew.

This is a true one-bedroom (not a flex, not a converted alcove) in a recently renovated brick building on one of the prettiest tree-lined blocks in the neighborhood. Hardwood floors throughout, flooded with natural light all day. Every window has custom blackout blinds installed, and smart IKEA lighting throughout — dimmable, color-changing, remote-controlled — makes it feel warm and cozy at night.

The building amenities are genuinely great: shared rooftop with open views of the Manhattan and Brooklyn skylines, washer/dryer in building, and bike storage in the basement. Water is included in rent. Electricity runs about $150/month on average; internet is separate.

Location-wise, you're one block from the Franklin Ave C train and two blocks from Clinton-Washington A/C — and a short walk to the best of Clinton Hill, Fort Greene, and Prospect Heights.
This is a rent-stabilized unit. Under NYC's current guidelines, your landlord cannot raise rent more than 3% on a one-year renewal.

I also have a video tour — include your email when you reach out and I'll send it over.
Furniture available for purchase:

CB2 sofa that folds out to a queen sleeper — $800
West Elm expandable dining table + 2 chairs — $500
Queen bed + mattress — $500
Wall-mounted TV — $300
Blackout blinds (all windows) + living room curtains — $200
3 smart lamps (dimmable, color-changing, remote) — $100
Custom installed shelving — $100
Living room rug — $100
Kitchen island — $100
Dining room storage cabinet — $100
Space heater — $20

Buy everything as a bundle: $2,190 (25% off — you save $730 off the $2,920 à la carte total)

About This Lister

This was my first apartment when I moved to New York two years ago, and it genuinely couldn't have been a better place to land. I grew up in the Midwest and was drawn to Clinton Hill for exactly the reason a lot of people are — it has a quieter, more neighborhood-y feel that made the transition into city life feel manageable and exciting rather than overwhelming.

I work in tech and spent a lot of time working from home here, which the natural light made surprisingly easy. On weekends you'd find me running through Prospect Park or grabbing coffee along Vanderbilt. Being at the crossroads of Clinton Hill, Fort Greene, and Prospect Heights meant there was always somewhere new to explore without ever feeling like you were in the middle of the chaos.

I'm moving on because I took a new job and am relocating closer to the office — not because I wanted to leave. I'm hoping to find someone who will love this place as much as I have.
