My partner and I are moving into a larger apartment and I need to find someone to take over the lease to my fabulous rent stabilized Inwood studio apartment. It faces the backyard of the Dyckman Farmhouse Museum, has a ton of windows (two walls, so a nice cross breeze) and northeastern exposure, so it gets great light throughout the day, plus a ton of closet space and a foyer area that's almost a separate room. The kitchen also comes with a loud but totally functional dishwasher! It's on the top floor and has a treehouse vibe to it, and it's in a lovely smaller art deco building with an elevator, laundry in the basement, and a fantastic live-in super. The building is conveniently located around the corner from the A at 207 and a short walk from the 1 at 207, as well as Inwood Hill Park, which contains some of the only old growth forest left in new york city, and Fort Tryon Park/the Cloisters. We also have one of the best farmers' markets in the city, and it's year-round! I love living in Inwood and I think it's one of the last "real" neighborhoods in NYC, and I'm a native. Lots of families, mom and pop establishments, and a real community vibe; it's basically Sesame Street.
I am a freelance musician, educator, and functional nutritionist. This has been my apartment for the last 5 years and I will be the one showing it to you, likely with my dog and all or some of my stuff still in it due to our moving timeline.
My building requires that whoever I assign the lease to completes a standard application and credit check procedure, and they also require 30 days from receipt of the application before they will assign the lease to the new tenant. This is a lease assignment for the remainder of my lease period, which is up on 4/30/26, at which point the new tenant can sign a new 12 month or 24 month lease. This apartment is rent stabilized, so the new rent once you have finished the current lease can only be raised slightly per rent stabilization guidelines.
Doggies are allowed in my building, and this neighborhood is VERY dog oriented. There are plenty of other dogs in the building too!
