Hi! I'm looking for a tenant to take over my lease for the beautiful 1BR at 4th and Lombard I've lived in and loved for the past four years.
Things I love about this apartment: east-facing windows, working fireplace(!), in-unit washer/dryer, lovely hardwood floors, central air, responsive-but-hands-off management company, surprisingly quiet for being a block away from South Street, easy access to 40/57/12/42/9 buses, overall incredible location (with lots of shops, restaurants, grocery stores, green space, and coffee shops within quick walking distance). Really though, the working fireplace is clutch, especially at this time of year. Cozy!
Details to note:
1. This is the second-floor apartment in a three-story building; there's a few steps up to the building's front entrance and then one flight of stairs up to the apartment. 2. The apartment will be unfurnished, despite the photos. 3. Utilities and WiFi are not included in the listed price.
Apartment is available January 15 with the option to sublet from 1/15 to 4/30 then take over the lease, but I am prioritizing tenants who can take over the lease in January.
I'm the current tenant and have lived here for four years; I'll be the one showing you the space, in-person or virtually. At this stage I'm your contact person up until the point that you decide to take over the lease, at which point I'll hand you over to the management company. No broker or broker fees involved. I use they/them pronouns.
Lease takeover and move-in is subject to the management company's application process, which involves a credit check and a $65 fee. If taking over the lease, the landlord will require a security deposit and last month's rent to move in; if subletting until April 30, I'll ask for a deposit of one month's rent.
I'll be around for most of December, including the holidays, and have a lot of flexibility for in-person and virtual showings. Just ask!
Cats and dogs are both permitted. (Note: upstairs neighbor has one small, well-behaved dog; downstairs neighbor has a cat.) Landlord requires a one-time $400 fee for a cat and $750 for a dog.
