Our cooperative building includes an unfinished basement space with toilet and water hookups. The space used to be a dentist’s office. Now it is unfinished, which would give a lessee the chance to design the space to fit their own needs and specifications. It could be a storage space, an art or yoga studio, or something else. The location is in Crown Heights, Brooklyn, near the Brooklyn Museum, the 2/3/4/5 subway lines, and the B48 bus line. Accessibility is an issue; there are two means of entrance and exit, but both include stairs.
I am the president of our coop board. Members of the board can be present to show the space to prospective lessees. I use he/him/his pronouns.
The coop board is willing to negotiate monthly rent and offsets to fund any renovations. We can also negotiate a lease term and any increases in rent over the lease term. We would also need to know about the hours of operation of any enterprise located in the space, and the number of individuals who may visit the space in conjunction with the rental.
