It was renovated two years ago with a new floor, counter cabinets, a large sink, and a Bosch dishwasher. The gas stove, and refrigerator are in excellent working condition. The tiled bathroom has a soaking tub and shower.

The apartment is located on a tree-lined residential block. The neighborhood is a wonderful place to enjoy a stroll while gazing at the lovely gardens that give the area its name. Carroll Park and the Gowanus Canal Promenades are each less than two blocks away. Coffee shops, excellent restaurants, and boutiques are all within a short walking distance. Whole Foods and Trader Joe's are close by and take-out delivery is readily available. Public transportation is super convenient to the F/G, N/R, and A/C subway lines.

We are the owners of the building and are long time residents. The building's architectural features are truly unique and it may have been originally designed as an ice house. We have repurposed it into three apartments and love living in our distinctive building in this neighborhood. We are looking for tenants who will appreciate and care for this unique apartment. The furnished and unfurnished photos of the apartment are from a previous listings.

The rent is $4,000/month which includes heat and hot water. There are NO BROKERS FEES except a $20.00 credit check fee. Self supplied recent credit report such as Experian, Equifax and TransUnion within the last 30 days will waive the fee. This is strictly a non-smoking building. No pets.

My husband and I are the owners of this unique three unit building. We reside here and have a respectful, quiet and friendly co-existance with our tenants. We keep the building in excellent condition and consistently keep up with the maintenance. The space is ideal for a single or professional couple and it cannot be divided. Please no partiers or loud music etc. We will be your point of contact for any concerns or questions and we will show the apartment to eligible applicants.

Rent $4,000/month HEAT and HOT WATER are included. Tenant pays for electric, and wifi. The term of the lease begins July 15, 2025 and ends June 30, 2026. First month's rent, security deposit and proof of renter's insurance is required upon lease signing. We do not use the security deposit for the last month's rent. We lease year to year and prefer long-term tenants. No pets.
