Seeking a tenant for the entire third floor of my Midwood home - the space is unique and a must-see in person! The price includes all utilities (hot water, heat, electric) and open to sharing internet if functional. Please note that the house is directly next to the Q train line so has train noise and my family living downstairs with a toddler and newborn.
The space:
The space is full of light and located on the top floor of a detached home. It is organized as a 1-bedroom apartment with separate kitchen, dining room, bathroom, and bedroom. The building has been fully renovated, and the space includes new hardwood floors, new high-efficiency AC/heating units, new insulation, a new bathroom, and restored historic doors.
The kitchen cabinets are refinished with new countertop and brand new fridge and stove. In the photos you can see the kitchen cabinet painting in progress. There is ample space for a generous kitchen table and room for additional kitchen storage furniture - butcher blocks, etc. There are two south facing windows in the kitchen and views of the backyard below.
The bathroom is fully renovated with a glass walled shower and lots of light. The bedroom has two windows facing north with views of trees, and the living room has two windows facing west which bring in lots of afternoon sun. Your bedroom and living room have lockable doors for your privacy.
Amenities:
In addition to the apartment, there are a number of building amenities that are shared, including: Access to front yard, front porch, back yard (through side yard) and basement for laundry and modest storage. Basement is unfinished.
Access/ Space sharing:
I live in the rest of the building (lower two floors) with my 2.5 year old daughter, 1 month old son, au pair, and cat. The space is unique in that to access the apartment, we would share a hallway open to the rest of the house. We need to feel comfortable sharing this common space with each other, and am looking for someone who is courteous, respectful, and kind.
Neighborhood and Noise:
The building is located on a picturesque dead end in Fiske Terrace / West Midwood. This is both an amazing feature (privacy, incredible trees, limited traffic, friendly neighbors, space for kids to play) and a drawback (Q/B train noise). The Q/B train noise is real, but if you are not noise sensitive you get used to it very quickly- after about a week I didn't notice it. Recommend visiting in person to check it out. I also have a small child and newborn which means some child noise in the common hallway and noise transfer throughout the building.
The greater neighborhood is extremely quiet and restful. Tree lined streets, great pizza, bagels, coffee, and Mexican food nearby at Newkirk Plaza, grocery store 5 min away, local delis and corner bar 2 min walk.
Transportation:
5 min walk to the Newkirk B,Q, and many bus lines on Foster Ave even closer. Bikeable streets all the way to prospect park.
Utilities:
All utilities are included in the rent, including heat, hot water, reasonable electric use, air conditioning. I am willing to share Verizon high speed internet with someone if the service is adequate for both of our needs. I did this with my last tenant with no issues.
I am a single mom in my 40s, with a 2.5 year old daughter, 1 mo old son, and a cat. I love gardening, native plants, and morning coffee on the porch. I am a responsive and respectful landlord.

I require first month’s rent and one month security deposit at lease signing, and a credit check with application. Require two references, good credit, proof of income ( 40x monthly rent in proof of annual income or savings). Anyone that will be living in the space must submit an application. The entire building is non-smoking.
