This listing is a lease takeover for a rent stabilized studio apartment in Woodside Queens.

The lease would start October 1st 2025 to the end of the year in an unfurnished apartment. Move in date may be earlier (Sept. 25th) as I am moving out of NYC permanently for work that day.

Requirements for salary is 40x original rent (this apartment normally rents for $2650, however, I am offering this deal to get this lease takeover done ASAP) so therefore total yearly salary needed is $106,000 and you must have have good credit (>700, most likely). You will be vetted directly with this luxury building management and I don't have control over their requirements. If you do not have these requirements, you will need a garuntor with 80x$2650= $212,000 or you will have to get a surety bond.

There is no broker fee and there is the option to renew lease at end of term. Terms of the lease extension/renewal after January 1st 2026 is a conversation you will need to have with management. Current rent I am offering is an agreement between us. However, note that this apartment is rent controlled at $2650.

The apartment has central air and nice views, in unit W/D, dishwasher, large closets, and very nice natural light. There is valet parking for extra fee and the building has a gym, rooftop with grills, game room, door man, smart package room, and free coffee in the morning. This is a brand new building with elevator access. Gym/roof access is $75 extra a month fee. Apt. is on the 11 floor of 12 floors with high ceilings.

Walking distance to the 7 train and bus routes, restaurants/bars, bike path on queens blvd.
