I'm moving out of my rent-stabilized, gorgeous 1 bedroom apartment in Prospect Lefferts Gardens because I'm relocating to LA. If I weren't moving to LA, I could feasibly live in this apartment for 10+ years. I don't think I've seen any other apartments in NYC that offer everything this apartment does.

This is for a new, 12 month lease in a rent-stabilized apartment. The kitchen and bathroom were updated likely in ~2019, they're quite nice.

The apt is a corner unit and about 485 square feet. This is an elevator building.

1-2 blocks to coin-op laundromat/coffee shops/grocery stores/restaurants

<10 min walk into Prospect Park with plenty of opportunities to bike, run/walk, paddle boat, or just enjoy the outdoors.

<5 min walk to the B and Q Prospect Park subway station, easily getting into Manhattan or traveling deeper into Brooklyn.

There's plenty of local community to explore and enjoy. There's a Citi bike station on the next block down.

This is a 4th floor unit in a 6 floor building built in the early 1900s. There is one small step from the sidewalk into the building's vestibule and entrance. Unfortunately no ADA compliant door opener.

I'm the current tenant and resigned a 2 year renewal earlier this year but I'm now moving to LA for work. I'm responsible for finding someone who meets the applicant requirements.

The next tenant will have the option to keep any of the custom shelving I've installed as I won't need it in LA. Move in date flexible for the right tenant. I fly to LA on Thursday, Sept 25th.
